## About Titleman
Titleman is valuation-led prospecting software for commercial real estate. Prospecting is the part of brokerage nobody automated. You pick a submarket, you pull the owners, and then you send them a letter that asks for their time and offers nothing in return. Titleman changes what is in the envelope: instead of your track record, the owner opens a document about his own building, with a value range and the comparable properties behind it. You hand over a list of addresses - a submarket, a block, a portfolio, a farm area you have worked for years. Every address is worked separately: what the building is, what is around it, which properties are comparable, and what value range that supports. What comes back is one document per address, not one template with the address swapped in. The batch comes back to you, not to the owners. You scan it, you pull anything that looks wrong, you send the rest. Subject facts - size, type, floors, parcel - are treated as the hard requirement, ahead of the valuation itself, because a range gets forgiven and a wrong building does not. Every comparable property is listed by address, so the reasoning behind a range can be checked rather than taken on trust. Where evidence is not available, the document does not invent it. Titleman is used by commercial real estate brokers and investment sales teams prospecting for listings, and by acquisition teams, lenders and developers who need a first-pass opinion of value on a property they do not have a mandate on yet. Pricing is usage-based rather than per seat. Documents are priced per piece, and volume is quoted as a flow - weekly volume and submarkets - rather than sold one document at a time.
