I did not like anything about this system. **What do you dislike about Skyline?** It was not user friendly and needs an updated software. **What problems is Skyline solving and how is that benefiting you?** I was happy that we were transferring from paper files to electronic files. Skyline started that for us. ### 2. Skyline has lots of areas of improvement needed to survive new techonolgical advances **Rating:** 1.5/5.0 stars **Reviewed by:** Verified User in Commercial Real Estate | Small-Business (50 or fewer emp.) **Reviewed Date:** August 18, 2022 **What do you like best about Skyline?** Skyline had a feature that posted all transactions to the ledger from the PM and AP sides of accounting, and from there you could review all of the entries and find adjustments that were made in a prior month that allowed accounting to catch errors quickly and easily, and for the books to ever be wrong from a prior month from a user issue. That was fantastic and is where some software lacks. **What do you dislike about Skyline?** The software is server based, has no app to support it, and required 5-10 outside programs to perform all property management tasks. There was so much manual data entry needed that we had an entire staff member entering rent checks alone each month because we did not have enough users to support our staff, so they did not have access to the software. There is a hard learning curve and there is so much the software is lacking. **What problems is Skyline solving and how is that benefiting you?** The only benefit I saw in Skyline was the ability to control the accounting posting and adjustments in prior months better than other software. ### 3. Menu structure is quite simplistic. *Help manual is well-written and thorough. **What do you dislike about Skyline?** *Doesn't use API to interface with other software. Instead, you must import and export using csv files. *AP function is inefficient and laborious. So many clicks are required to run the daily AP process when you have 10-20 properties to process daily. *Hosted servers are often unavailable. **What problems is Skyline solving and how is that benefiting you?** Skyline is one of the tools we use for all financials (AR, AP) related to some of our managed properties. The functionality added a few years ago to set up 'Funds' is quite efficient; unfortunately, many of our properties we set up as portfolios prior to the new functionality. There really is no way to transition from a portfolio (which is very inefficient in many respects) into a fund. ### 5. It seamlessly syncs with my banking software to input payments from Section 8 tenants and calculate late fees after a certain date. The ability to create reports to manage non pays is helpful. **What do you dislike about Skyline?** The late fees are calculated incorrectly and no matter what we do to fix it, nothing works. It will consistently calculate 10% of the total balance owed and not 10% of the monthly rents so some tenant accounts end up with outrageous balances for fees. **Recommendations to others considering Skyline:** This software is excellent to use! It is very user friendly and provides significant options to run your business. **What problems is Skyline solving and how is that benefiting you?** We are able to much more easily and simply keep track of non pays, thereby speeding up the eviction process. We are also able to keep track of rent increases and security deposit renewals. ### 8. It makes finding all my tenants in one building easy as well as tracking for late rents or non pays. I can run reports per building to see who has paid, what fees are owed, what months are outstanding. **What do you dislike about Skyline?** This product has a ton of bugs. It crashes often, fails often and tends to make removing and re adding payments extremely difficult. It is really awful when we are unable to decipher how fees are assessed. **What problems is Skyline solving and how is that benefiting you?** I like knowing how many tenants per building are non paying and knowing exactly how much they owe. The reports in skyline are invaluable. They make running the legal department significantly easier. ### 9. Skyline is the best tool for the multiple tasks, management or it has a simple interface in which users can create projects, documents, and progress and management task. We can also provide the great opportunity that we have transferred documents from one place to another place. It is the well-integrated software because this software makes it possible to track several projects in a very easiest way. **What do you dislike about Skyline?** This is a great product but all of its features are very outstanding sometime it is very difficult to use because sometimes it cannot create projects, tasks and other management files. The great disadvantage of this software is that we cannot download the combine documents but it provides the opportunity to do download the documents one by one and it also takes too much time for everything. **What problems is Skyline solving and how is that benefiting you?** My all the expectations about this software is extremely positive because I like to use for its easiest features. I really like to use this software for my daily life and it is best business for management. It is the great tracker for business and I always use this software. It also is great being able to run multiple reports to see outstanding balances for rents. **What do you dislike about Skyline?** When a tenant is late, it calculates 10% of the total balance owed instead of 10% of the monthly rent. Because of this it makes it look like tenants have HUGE balances when they don't. **Recommendations to others considering Skyline:** Definitely look into this software. It is great for property management. **What problems is Skyline solving and how is that benefiting you?** It is so simple to keep all of the tenants accounts in one place, as well as the unit, lease expiration and all the break down for specific fees. ### 14. Skyline did not have the reports and things I needed to do my job properly. **What problems is Skyline solving and how is that benefiting you?** It's easy to do simple things. I dislike the limited format of the generatable forms, such as late notices and invoices, and I wish I could search by invoice description. I dislike the additional charges for each feature (i.e., additional users, service agreement, work order management, etc.) **What problems is Skyline solving and how is that benefiting you?** Vendor management is so easy with Skyline! It is a basic property management system with tons of features that to this day i am still learning new functions. **What do you dislike about Skyline?** It does seem to be a little outdated based on the appearance of the software. As far as functionality of the software, no complaints. **Recommendations to others considering Skyline:** If you ever run in to an issue with Skyline, the helpdesk is a lifesaver answering any questions and walking you through to troubleshoot. **What problems is Skyline solving and how is that benefiting you?** none available ### 18.
