Both are just seamless to set up and very easy to use. Making rental changes is simple. Buying the legal documents was smooth. Tenant management is easy. **What do you dislike about Rentler.com?** It's silly, but I wish the legal docs were a little bit more flexible (granted we haven't had to utilize them in a couple years, but) for modification. **What problems is Rentler.com solving and how is that benefiting you?** We used to have to pay a property manager to effectively collect money in a secure and simple way (we live close enough to manage all other aspects), and that was not worth the money we paid for what we get. We love the interface - it's super easy to use. ### 2. I also like how easy it is to screen tenants and collect payments for each of my tenants. I love how easy the software is to use and it does just about everything I need it to. **What do you dislike about Rentler.com?** I wish the Accounting feature was a little more dialed in. I rent one of my houses out by the room so I receive 4 payments per month, some tenants pay a few days early(at the end of the previous month), some pay right on time, and some pay on the last day of the grace period. I wish in accounting it would all show up added together as that month's rent rather than showing up at the end of July payment and the rest in August. It'd also be nice if you could filter out other payments from the accounting, like not showing internet, utilities, or deposit gathering but just the income/rent part. It would also be nice if when you posted your listing you could have it propogate to other rental websites as well. **What problems is Rentler.com solving and how is that benefiting you?** It makes it very easy to collect rent payments and I love that my tenants can setup autopay and if they don't pay on time it automatically applies a late fee. ### 3. Tenants only pay $1.75 to submit payment via ACH and it automatically adds late fees for me so I don't have to tell my tenants to pay it. It notifies them when rent is due and automates my communication. On the few occasions when a payment failed, their customer support is great to work with and I can chat with them in a few minutes. **What do you dislike about Rentler.com?** The accounting and reports function could be better. I usually wouid do the largest part of my rent first then schedule the other 2weeks apart. It's easy to find where I need to go on the site and it also allows you to put maintenance requests and renting tips. **What do you dislike about Rentler.com?** I am a bit happy these they started charging for bounced checks and also late fees. Their UI is so simple compared to other softwares that I have used. Some of my favorite things are: - Easily able to add multiple tenants so they can split rent with each other - Easily add extra charges - Can send rent money to multiple bank accounts - Screen tenants **What do you dislike about Rentler.com?** I have considered moving to another product becuase there are some features that rentler does not have, and as I have grown my real estate portfolio I have seen the need for having more features than what rentler can offer. Such as: - Expense report for each of my properties -> this would be SO helpful to be able to track all of this within rentler. - Create and sign a Lease agreement - Can't adjust when different payments are due (specifically when someone moves in in the middle of the month and you want to make the prorated price due sooner) - Track how tenant is feeling/doing every time they make a payment (this would be nice to ensure there is nothing wrong) Overall if rentler had the expense tracker built into it I think that alone would make me stay on the platform. It charges extra for me to be able to pay my rent. If the landlord would actually utilize the maintenance requests properly, it would be worth paying extra, but they would just leave serious maintenance requests open and unsolved for months on end. Also, it shouldn't be yet another charge for rent payments to be reported to the credit bureaus. ### 11. The website is layed out well. Selecting filtering criteria helps narrow down search results to properties quickly and efficiently. Viewing property data is a breeze and very informative. The Rentler site was sued often to search for single family homes, condos, and townhomes with a specified number of rooms, bathrooms, and whether pets were accepted. The results were quickly returned and information was accurate. Sending messages was also simple as a link was provided in each listing. **What do you dislike about Rentler.com?** Sometimes filter results for units such as houses, condos, and townhomes will display single room rentals. It would be helpful to have a box to check to exclude single room rentals when those are not desired. **What problems is Rentler.com solving and how is that benefiting you?** Finding properties that meet specific criteria can take up a lot of time. Inaccurate information can also hinder progress in finding a unit that meets specific criteria. Rentler solves these issues by allowing users to list properties with well defined descriptions, and then user who set search criteria are able to filter out unwanted return results. ### 23. Also, the nickel and diming is rough. It's a great way to communicate with the landlord and set up autopay for your rent. Lots of features and tools. I like that I can use a credit card to pay for rent as well. **What do you dislike about Rentler.com?** I haven't had any negative experiences. It's been great in every way for the reasons I use it. **What problems is Rentler.com solving and how is that benefiting you?** It allows me to pay rent in an easy way to my landlord. The whole user experience is very simple. From one time payments to auto payments.
