## About Klorra AI
Klorra AI is an AI estimating service for custom home builders. Upload an architectural plan PDF; typically in about 4 hours you get back a complete bid you can put in front of a client. Five documents, each viewable in the app and downloadable as Excel or Word: - Quantity takeoff: 400+ measured quantities organized by trade, each cited to its plan sheet. - Cost estimate: line items across 160+ cost codes, calibrated by region. - Scope of work: organized by trade in build order, tied to the estimate line items so the two don't drift. - Conflict report: cross-discipline clashes, code issues, and items that need an architect or engineer to clarify. - Verification notes: what a second-agent QC pass flagged for you to confirm before the bid goes out. How it works: a 7-phase pipeline (Plan Intelligence, Conflict & Issue Review, Building Data Takeoff, Cost Detail Generation, QC Review, Scope of Work Generation, Delivery), every phase on the current Claude Opus model. Fully AI from intake through delivery. The QC phase is an audit whose findings ship to you as the verification notes; it is not a guarantee. Who built it: an active Naples, FL custom home builder that needed it for its own bids. The same pipeline runs our own bids today. We opened it to other builders in 2026. What we're honest about: AI still gets things wrong on custom roof geometry, missing structural pages, hand-marked plan edits, and MEP conflicts that don't show on any single sheet. Klorra flags those so estimators know where to focus their effors. The accuracy disclaimer is in plain English in our terms, and you verify every quantity against your own takeoff before commercial use.
