HOA Simplify replaces the spreadsheet-and-email patchwork that most self-managed HOAs and small property management companies run on. Unlike tools that bolt accounting onto a QuickBooks integration, HOA Simplify builds double-entry accounting natively: a chart of accounts, general ledger, journal entries, budgets, bank reconciliation, and board-ready financial statement PDFs, with an optional QuickBooks Online sync for teams that already report through QBO. Getting data in is usually the hardest part of switching platforms. HOA Simplify's Smart Import reads CSV, Excel, .iif, .qif, and .qfx exports across 15 record types (residents, units, dues, vendors, violations, and more), auto-maps columns with AI, flags duplicates before they land, and supports one-click rollback if an import goes wrong. Day-to-day, the platform covers dues collection with card and ACH payments through Stripe, violations and ARC (architectural review) tracking, maintenance requests, announcements, a resident forum, elections and proxy voting, amenity booking, and a resident portal with a mobile app. Resale and status-letter requests — a workflow with state-mandated fee caps that generic property-management software ignores — are automated end to end. Property management companies get a portfolio view across every HOA they manage, AI-generated health scores per property, and a free partner account: PMCs pay nothing and earn a 20% commission on every HOA they refer, for the life of that HOA's subscription. Every plan includes a 14-day free trial and an AI assistant for day-to-day questions and drafting. Flat-rate pricing starts at $49/month with no per-unit fees.
