**What do you like best about CoStar COMPS?**

I deal with USA properties. I didn't find any databases which has information on properties and sales data, apart from Costar. The database provides accurate information on property sales. It also acts as a lead generator.

**What do you dislike about CoStar COMPS?**

To be frank, I don't have any aspect which I don't like in CoStar. But there are few admin and network problems, wherein you will face difficulty in logging into your database at least twice in a week. The database uses mobile authentication wherein you always need to keep your mobile with you whenever you need to access CoStar.

**Recommendations to others considering CoStar COMPS:**

Consider CoStar, only If you're capable to spend $9000 dollars per year for a single subscription. The cost is very high because of the quality of information. You can have real-time access on any property sale in the United States.

**What problems is CoStar COMPS solving and how is that benefiting you?**

I am using CoStar to gather information on latest property acquisitions. We are extracting the sale records and gathering the buyer information. This acts as a lead list to target new prospects.

**What do you like best about CoStar COMPS?**

It has the potential to be a great commercial platform for data, analytics, and property searches. It's just not there

**What do you dislike about CoStar COMPS?**

Where do I start? It's $485/month. Crazy!!! A LOT of the property information is inaccurate. The representatives are super slow in responding to your emails. There's no way of exporting properties to a CSV or excel spreadsheet, there are a lot of ongoing tech issues, the list goes on!

**What problems is CoStar COMPS solving and how is that benefiting you?**

I was trying to further develop my commercial real estate skills. However, CoStar is not the platform to do it. It is ridiculously too expensive

The most complete dataset available in the commercial real estate industry. Comprehensive details, sorting and search tools

**What do you dislike about CoStar COMPS?**

Somewhat complicated to master to access the most useful information. Many multilayer fields and choice selections.

**What problems is CoStar COMPS solving and how is that benefiting you?**

There is no other tool available to research comparable sales and available inventory across all commercial product types as good

**What do you like best about CoStar COMPS?**

We use Costar Comp data for appraisal services and it is a huge time saver. It has easy filtering systems and nice pre made report templates. I don’t know how I would do my job without it. 

**What do you dislike about CoStar COMPS?**

The information is not accurate a significant amount of time. The program also glitches more than you would hope. Very expensive system as well, I am lucky that the company pays for it and not the individuals. 

**Recommendations to others considering CoStar COMPS:**

Would definitely recommend. I really don’t know what other alternative there is for this industry.

**What problems is CoStar COMPS solving and how is that benefiting you?**

We are solving the problem of finding real estate comparables that are relevant and can be used to obtain value. It is incredibly beneficial as that is the whole basis of real estate valuation.

The breadth of properties. There’s not one property I haven’t searched that wasn’t on CoStar 

**What do you dislike about CoStar COMPS?**

Unit mixes are off. Not accurate sometimes what the unit mixes are for the property.

Underwriting value of a property to size a loan and ultimately lend money to an investor

**What do you like best about CoStar COMPS?**

Not much really. There are too many things I do NOT like. The only positive thing I can say is that the people who take the phone calls are friendly and congenial...but of course flatten when they can't help me resolve all my issues. But at least they were nice, and not resorting to any nasty combative conversing.

**What do you dislike about CoStar COMPS?**

Services are clunky and platform terribly "proprietary"...you need a service rep to help you do anything thoroughly. It's a ridiculous listing service. Extremely cost prohibitive for the entry level access...a wopping $2413 for a year of access (residential MLS is only $800!!) and I can't even pull comps myself! Oh no...I would have to upgrade to $600/m for that! 

AND there's the whole Bait and Switch promises issue I had/have with the salesperson/customer service rep, that promised to me how cool it is and how much I would like it...AND that I would get comps (from him) and lists of buyer prospects for the 1 listing I was attempting to use the services for. I was very clear...I did not intend on becoming a commercial agent, I merely needed access to list a specific property and determine comps for this client's replacement property. I was coaxed and hurried to signup...only to never receive any of the "buyer list' or a reasonable comps list (I was sent three properties that barely compared, and the sales were ancient). And I couldn't search "solds" at all!! So I requested to cancel, quite promptly, explaining my dissatisfaction, only to be denied a cancellation and be told I have a contract for a year, and that's that. I escalated to a manager...waited weeks, and received a "the best I can do is reduce your contract to 6 months". And I have never logged into the system since that first day! I have now been sent threats to go to collections or the full year bill. I'm outraged! Absolutely terrible company and terrible product with rotten business practices and ridiculous management. 

I will take them to court for the damages that I will suffer from being placed in collections and all the financial costs/consequences that will result from their collections status on my credit report. Costar doesn't deserve a dime...I never used your service after the first failed day, do not want access to your services and I have only received empty promises and ugly threats as a result of initiating contact with CoStar.

Don't do it!..unless you are commercial agent tycoon and already have the info you need

I didn't solve ANY biz problems...in fact my association with CoStar created additional problems.

CoStar does a great job of creating an easy to navigate interface to utilize different comps and change criteria. 

**What do you dislike about CoStar COMPS?**

There have been numerous times where a sale price is not included in comps but is available in public record. Their analysts need to dig further into deals to make sure they are getting all the information.

**What problems is CoStar COMPS solving and how is that benefiting you?**

It makes things extremely easy to manage clients expectations with showing them exactly whats going on in the market.

It gives you different options for customizing a report for a client. You can browse with ease and customize your report to match your criteria.

**What do you dislike about CoStar COMPS?**

It doesn't have all comps. There isn't much that I dislike about the product.

Learn the program. It works.

Quick and easy access to local comps. Great data to share with clients.

If the comp information is not up to date or incorrect.

It is good to be able to compare and show our clients the comps in order for them  to understand the market and the pricing of similar buildings.

It provides very relevant market data and is updated quite frequently. We work in a lot of the larger markets across the country, and it is typically very accurate.

**What do you dislike about CoStar COMPS?**

You do have to confirm your data as every now and then it is not very accurate, which is true for just about  any software you use though. 

**What problems is CoStar COMPS solving and how is that benefiting you?**

It is a great starting point and basis but doesn't replace your own due diligence. We mainly use it to see the most active markets and cap rates. The available square feet data is always very helpful as well.

Being able to look up comps and print comps that match a survey.

**What do you dislike about CoStar COMPS?**

Difficult to modify sale comps to export data for a report. Excel export is missing fields available to view.

**Recommendations to others considering CoStar COMPS:**

Expensive tool but they are the market leaders and tend to buy out other products.

**What problems is CoStar COMPS solving and how is that benefiting you?**

Accessing changes in the market and tracking changes to better understand absorption.

Easy to use for searching in the larger markets. 

**What do you dislike about CoStar COMPS?**

Limited data available for secondary and tertiary markets. I found that the product did not adequately serve many of the smaller markets that I work in. 

**Recommendations to others considering CoStar COMPS:**

Ask others in your local market if there is adequate data coverage to make it worth the cost. Also be sure to do your own verification. 

**What problems is CoStar COMPS solving and how is that benefiting you?**

CoStar Comps is a good starting point for searching the market. Bur you still have to contact related parties for verification since some of the data is limited or not always fully accurate.

Really enjoy this. I’ve called several properties to make sure the information CoStar gives is accurate, and they do very well.

**What do you dislike about CoStar COMPS?**

It was hard to train my staff, but once we got the hang of it, it was a great resource for them.

**What problems is CoStar COMPS solving and how is that benefiting you?**

Much easier than looking through our database for comps.

**What do you like best about CoStar COMPS?**

Very easy to gather sales and lease comparables. The map tool is very helpful. It is somewhat confusing to use at first, but once you get the hang of it it's easy to navigate. I like the ease of use and the amount of information available. 

**What do you dislike about CoStar COMPS?**

Not always the most reliable to share with customers. Good for prospecting but shouldn't replace bottom up due diligence. 

**Recommendations to others considering CoStar COMPS:**

If you are looking for lease comps then I would highly recommend using this tool. 

**What problems is CoStar COMPS solving and how is that benefiting you?**

Looking for retail lease comps throughout the five boroughs. Great starting point and reference point for retail leases.

Has a decent bulk of pertinent information. Much better than CoStar Lease Comps and/or CoStar Tenant.

**What do you dislike about CoStar COMPS?**

Doesn't always have the full comp info such as the official vs DBS ownership.  Could use better contact info as well.

**Recommendations to others considering CoStar COMPS:**

Great for sale comps but just average for office & industrial lease comps.  Very pricey product that could be better for lease comps over 5,000 sf, of which is usually only about 40% of the market transactions. 

**What problems is CoStar COMPS solving and how is that benefiting you?**

Finding our property values to deduce lease information for my tenant clients who are prospective buyers.

**What do you like best about CoStar COMPS?**

They provide a base to work off of. For the most part pertinent info such as SF Leased, Lease Commencement, Parties in Transaction, Ceiling Height, Dock Doors, etc. are listed for your review. This comes in handy when cold calling (allows you to relay recent activity in the market). 

**What do you dislike about CoStar COMPS?**

These comps are never the best source of information to provide to a prospect or client. Co-Star is great for sourcing opportunity, but all lease comps should be confirmed with the broker listed on the transaction. This will ensure you provide your client with accurate and concise information. 

**Recommendations to others considering CoStar COMPS:**

Make sure you check the information provided. It is crucial that you confirm lease comp information before quoting it to prospects or clients. 

**What problems is CoStar COMPS solving and how is that benefiting you?**

- More efficient cold calls due to readily available information
- Greater knowledge of market activity
- Quicker responses to client/prospect requests
- Ease of access 
- Ease of use
- Easy to convert to report format which makes for quicker presentation turnaround
- Reliable source of information

i like the wealth of information you can get on costar and details they provide about a property

customer service, slow loading time, sometimes frustrating to navigate

**Recommendations to others considering CoStar COMPS:**

Beware that getting a new account setup takes weeks...at least for my company. It seems that CoStar gets their own wires crossed and has weak communication internally.

its a great tool for getting flyer, brochure, and floor plans information on nationwide properties

**What do you like best about CoStar COMPS?**

Its updated quickly which is great as I need new comps every couple of days. Also, the reports are pretty comprehensive which is helpful. 

**What do you dislike about CoStar COMPS?**

Sometimes it takes too many keystrokes to get the job done. Also sometimes I have to type the address multiple times in the search box before the right property shows up.

**Recommendations to others considering CoStar COMPS:**

Definitely a good product

**What problems is CoStar COMPS solving and how is that benefiting you?**

Looking for what buildings we have yet to learn have reached/ left the market. 
Where we should be looking in terms of a hot market.
Cap rates.
Location preference for investors.
How much we can assume people can invest for similar properties
