I appreciate many aspects of the AppFolio Investment Manager. I appreciate how each investment and its investors can be categorized and separated for emails, reporting, and communication. I wish there was a way to personalize an email when requesting signatures. It just sends a generic reminder and link that cannot be edited. I also wish there was a way to take an asset from the

fundraising" section with committed investors and assign signatures without all the added steps of asking for accreditation and forcing all the steps to be complete before the asset can appear in the Investment category. Because of this, we use the fundraising feature, but then I manually enter all committed investors in the "Investment" side (that I manually create for the asset) so that I can directly manage what they complete and there is not a concern if they don't get all of their forms completed immediately. . AppFolio Investment Manager has streamlined our investor communications and capital tracking across multiple assets. over the years they have been ahead of the curve in addressing business needs, every time I want to do something it seems like they have already implemented a solution for that. Customer support has been really excellent and in the last 6 months I have discovered become a devoted user of their AI help which answers a significant number of my questions without me ever having to talk with a person. as a result I ask a lot more questions and have pretty much immediate solutions greatly enhancing my depth of use of the system. i'm really not thinking of anything, i've become a much better user of it which has made my business more and more efficient. I can't think of anything it doesn't do that i'd like for it to do and when I find something usually they already have or are working on a solution and can solve it. Some of our investors are invested in many real estate syndications and this helps them to see their investments in a summary form and detail form. We no longer get emails asking which entity sent them a distribution, they can see all of this on the portal. It has helped us as a company present a professional product and saving us time answering questions from the investors. The integration with AppFolio PM isn't quite right. Some of our investments are run on cash basis accounting and others on accrual basis.
