Anthoam delivers financial, operational and governance capabilities. Budget planning and reserve fund oversight, dues invoicing and collection processing, and escrow packet and resale certificate generation support financial workflows. Work order creation, incident report tracking, vendor and project management, asset tracking and parking management provide operational visibility. Centralized document storage accommodates covenants, conditions and restrictions together with governing documents and archived legacy records. Governance functions cover meeting minutes documentation, voting and ballot administration, committee management, calendar and event scheduling, and resident communication channels. The platform features Ask Anthoam, an artificial intelligence assistant that interprets natural language queries, recommends procedural next steps and supports board approval workflows through single-tap interactions. A Community Health Score is generated using association records to assess organizational well being. The score remains under board control and is never publicly visible. Anthoam accommodates fully self-managed associations and hybrid models in which third-party service providers assume management roles while boards retain control over finances, data ownership and governance authority. The software offers self-service onboarding to establish community environments within minutes without external management company involvement. Anthoam operates in JavaScript-enabled browsers and incorporates security and privacy protocols tailored for residential community associations.
