Aluseg Reviews & Product Details

Aluseg (aluseg.com) is an all-in-one property management software tailored for long-term real estate landlords operating under Portuguese tenancy law. Rather than serving as a general CRM or accounting tool, Aluseg automates the regulatory, legal, and operational obligations required by Portugal's tax authority (Autoridade Tributária - AT) and urban lease framework (NRAU). Core Product Features: - Lease Contract Generation & E-Signatures: Generates legally compliant contracts under NRAU guidelines, includes document templates, and integrates electronic signatures for quick onboarding. - Tenant Screening & Solvency Dossiers: Provides applicant background and affordability checks, complete with OCR document processing and reusable "Tenant Passports". - Rent Collection & Arrears Management: Supports automated payment collection via SEPA Direct Debit, tracks outstanding balances, and issues legal notices or rent update notifications (adjusting for annual inflation coefficients via registered mail). - Tax Portal & AT Automation: Directly syncs with the Portuguese tax portal to handle lease registrations (Modelo 2) and automatically issue required monthly electronic rent receipts (recibos de renda eletrónicos). - Expense Tracking & Tax Preparation: Scans operational invoices using OCR and automatically organizes income/expenses for the Portuguese annual income tax return (IRS Anexo F). - Tenancy Operations: Built-in tools for joint move-in/move-out inventory checks, deposit management, calendar syncs, and access to legal support for eviction or administrative notices.
