Subdoc Reviews & Product Details

SubDoc is an automated Certificate of Insurance (COI) tracking and contractor compliance management software built for general contractors, specialty trade subcontractors, and commercial property managers. SubDoc replaces manual spreadsheets, messy email inboxes, and paper folders with a fast, automated system that keeps projects and jobsites compliant. What SubDoc Does: • 5-Second AI OCR Extraction: SubDoc automatically reads uploaded ACORD 25 certificates and endorsements, instantly capturing policy numbers, effective dates, expiration dates, and policy limits for General Liability, Commercial Auto, Workers' Compensation, and Umbrella coverage. • Passwordless Broker Magic Links: Subcontractors and their insurance agents receive secure, direct upload links. Insurance brokers can upload renewed certificates directly from their phone or desktop in seconds without creating logins or remembering passwords. • Automated Expiration Sequences: SubDoc monitors policy expiration dates in the background and sends automated renewal email reminders at 60, 30, 15, and 7 days prior to policy lapse, preventing gaps in coverage. • Accounting Payment Holds: Protect your business from expensive back-premiums during annual Workers' Compensation and General Liability audits. SubDoc generates one-click payment hold lists for QuickBooks, Sage, Xero, and Yardi so accounting teams never release progress payments to unverified or expired vendors. • Zero Subcontractor Fees: Unlike legacy supplier networks that charge trade contractors between $1,000 and $5,000 every year, SubDoc is always 100% free for subcontractors to upload and manage documents. Who Uses SubDoc? General contractors use SubDoc to manage subcontractor risk, verify Additional Insured endorsements, and prevent insurance audit penalties. Specialty trade contractors (electrical, plumbing, HVAC, roofing) use SubDoc to manage lower-tier vendors and maintain compliance with upstream builders. Property managers use SubDoc to track tenant lease covenants and building service vendors. Pricing & Plans: SubDoc offers a Free Forever plan for up to 3 subcontractors ($0), and transparent Pro plans starting at $14/month ($96/year) with unlimited document storage and zero setup fees.
