Stratum Reviews & Product Details

Stratum is AI-powered parking analytics and decision intelligence for organizations that run complex parking operations. It works on top of the parking management software you already use, bringing occupancy, permit, revenue, enforcement, and event data together in one place. Ask questions in plain language, analyze demand, forecast what comes next, model scenarios, and get recommendations checked against the leases, bond covenants, and policies your operation answers to. Parking leaders are asked to make decisions that touch revenue, budgets, tenants, employees, students, patients, and the public, often with data spread across systems that don’t talk to each other and rules buried in documents few people have read end to end. Stratum gives those leaders one place to understand their operation, test options, and build a case they can stand behind. What you can do with Stratum Parking analytics across your systems See occupancy, utilization, permit sales, transient activity, and parking revenue across lots, garages, decks, and zones in one view. Stratum works alongside your existing permitting, payment, enforcement, and occupancy systems, so there is nothing to rip and replace. Demand forecasting and scenario modeling Forecast parking demand by facility, time of day, and season. Compare scenarios side by side, such as a rate change, a lot closure, a new building, or a shift in permit allocation, and see how each one affects capacity, revenue, and the people who park. Rate and permit planning Support your annual rate review and permit planning with a clear view of demand, pricing, permit-to-space ratios, and revenue impact. See which options are allowed under your agreements before you take them to leadership. Event, construction, and capital project planning Plan for special events, construction closures, and capital projects with an understanding of where displaced demand will go, which commitments are affected, and what the financial tradeoffs look like. Plain-language questions, cited answers Ask the way you would ask an analyst: “What happens to our evening revenue if we close Lot C for six months?” or “What does our agreement say about reserved spaces for this tenant?” Stratum returns a structured answer with the math, the relevant clauses cited by document and section, alternatives considered, and flags where data is missing. Governance-aware recommendations This is where Stratum goes beyond traditional parking analytics and reporting. Stratum reads the governance documents your operation answers to, including leases, bond covenants, permit policies, and labor and management agreements, and checks every recommendation against them. If a rate change would push debt-service coverage below its covenant, or an allocation would breach a tenant’s parking guarantee, Stratum shows you before you act. Why parking leaders choose Stratum Recommendations you can defend Every recommendation arrives with the move, the clause it is bound by, the math behind every figure, and the tradeoffs it creates. You are never asked to trust an answer you can’t check. The result is a case you can carry to a board, a lender, a finance office, a campus committee, a tenant, or a public meeting. Weeks of preparation, collapsed The analysis was never the slow part. The time goes into pulling data from systems that don’t share it, finding the policy or clause that applies, and assembling a case you can stand behind. Stratum handles that groundwork, so your team spends less time building the case and more time working it through with stakeholders. Always on, not a one-time parking study A parking study answers one question for the day it was run. Your rates, rules, and pressures keep moving, and the questions keep coming. Stratum runs on your live operation, so the answer is ready the next time someone asks, and the time after that. Built for more than rates and occupancy Parking leaders handle far more than pricing. Stratum helps with space requests, policy questions, event planning, construction impacts, capital decisions, and the “what are we actually allowed to do here?” moments that land on your desk every week. A record you keep Every question and answer lives in a conversation thread that shows the case and how you reached it. That record supports due diligence, helps new staff get up to speed, and makes the next similar decision faster. Knowledge that stays when people move on When a long-time director or analyst leaves, their knowledge of the rules and the reasoning behind past decisions often goes with them. Stratum keeps your governance documents, your history, and the reasoning behind each recommendation in one place. You stay in control Stratum recommends; it never acts on its own. Your team decides, with the evidence to show why. That keeps authority with the people accountable for the outcome and supports the transparency that public and board-accountable organizations need. Who uses Stratum Stratum fits any organization whose parking runs on several systems and is governed by leases, bonds, policies, or agreements. Users include parking and transportation directors, executives, finance and administration leaders, asset managers, and the analysts who support them. Common settings include: Colleges and universities: campus parking and transportation, permit programs, parking revenue bonds, special events, and commitments to departments, athletics, faculty, staff, and students. Health systems and hospitals: staff, patient, visitor, and emergency demand competing for the same supply, often alongside facility financing. Airports: public, employee, and rental car parking as a major non-aeronautical revenue source, often tied to bonds and concession agreements. Mixed-use and commercial real estate: parking obligations written into tenant leases, reciprocal easement agreements, and loan covenants. Other campuses and properties, including corporate campuses, venues, and public facilities, where parking decisions have to hold up to scrutiny. How Stratum fits your stack Stratum is a decision layer, not another parking management system. It does not replace your permitting, payment, enforcement, access control, or occupancy tools. It connects the data those systems already collect with the documents that govern your operation, so you get analysis and recommendations without changing how your front-line operations run.
