SmartStay OS Reviews & Product Details

SmartStay OS is a cloud property management system (PMS) for short-term rental hosts and property managers in Italy, from a single home to around 50 units. It brings together bookings and calendar, a channel manager connected to 68 portals (Airbnb, Booking.com and others), a guest portal with online check-in and document verification, payments and security deposits, smart locks, cleaning and field operations, direct bookings and reporting. On top of the PMS runs a team of AI agents. Mirea assists guests 24/7 on WhatsApp and in Airbnb and Booking chats, using real booking data. Dirio acts as an AI property manager: it applies the host’s procedures, checks that work is completed, and suggests improvements. Rule-based automations send messages, reminders and arrival instructions at the right moment. The system also handles Italian legal requirements automatically: guest registration with the police (Alloggiati Web), ISTAT tourism statistics and tourist tax. Owners keep control. Money decisions and check-in approval always stay with a person, and every agent action is logged. SmartStay OS is developed by SmartStay Gestione Immobiliare S.r.l. (Milan), which uses it daily in its own property management business.
