Setli Reviews & Product Details

Setli is an Australian-built, all-in-one room rental and shared household management platform designed for private landlords, homeowners, room rental operators, co-living providers, property managers, tenants and housemates. Unlike traditional property management software primarily focused on managing entire rental properties, Setli specialises in individual room rentals, share houses and multi-tenant households. The platform combines rental payments, household organisation, tenant management and financial tracking into one connected system. More Than Just Rent Collection Setli helps hosts manage the entire shared rental experience, from planning room rental income and setting up properties to managing tenants, payments, shared expenses and everyday household responsibilities. Key capabilities include: Room & Property Management: Manage multiple properties, individual rooms, occupancy, rental rates and tenant invitations. Rent Collection & Payment Tracking: Set flexible rental schedules, process payments securely through Stripe, record payments and monitor upcoming, completed and overdue rent. Shared Bills & Expenses: Split household expenses equally or by custom amounts, manage recurring bills and track outstanding payments. Tenant & Household Management: Coordinate maintenance requests, household tasks, payment extensions, rental notices and tenant responsibilities. Financial Reporting: Monitor rental income, operating expenses, payment histories and property finances through centralised dashboards. Property Insights & Rental Calculator: Estimate potential room rental income, expenses, rental yield, occupancy break-even and expected financial returns before creating a property. Tenant Portal & Rental History: Give tenants visibility over rent, expenses, upcoming payments, receipts and their rental history through a shareable Tenant Card. Room Advertising: Share available rooms and property listings through dedicated links. Rewards & Referrals: Eligible users can earn tenant rewards, host cashback and referral incentives through qualifying rental activity. Designed for Everyday Shared Living Setli aims to reduce the administrative work, disconnected communication and awkward conversations associated with managing shared accommodation. Hosts and tenants can access relevant household information, maintain transparent records and coordinate responsibilities within one platform. No Monthly Subscription Setli operates without mandatory monthly subscriptions or lock-in contracts. Instead, a 3.5% platform fee applies to rent transactions, including applicable manually recorded rent. Additional payment processing fees may apply. Whether managing a spare bedroom, a shared house or multiple room rental properties, Setli provides a centralised solution for organising rental finances, tenants and household operations.
