ApaSync Reviews & Product Details

ApaSync (apasync.ke) is a cloud-based property management SaaS engineered by Seff Technology to automate rent rolls, utility metering, payment reconciliation, and tenant communications for landlords, property managers, and estate agencies across Kenya. Built specifically for the operational realities of the Kenyan rental market, ApaSync eliminates manual ledger keeping, paper receipts, and unverified bank/M-Pesa statements by running an end-to-end digital property workflow. Core Capabilities 1. Automated Invoicing & Sub-Metered Utility Billing: Schedules and dispatches automated rent invoices every month. Includes dedicated water meter tracking modules to record monthly units, compute rates automatically, and bundle utilities into a consolidated tenant bill. 2. Integrated Payments & Instant Reconciliation: Integrates with Pesapal to accept payments via M-Pesa (STK push and Paybill), Airtel Money, Visa, and Mastercard. Transactions automatically match to the tenant's ledger in real time, eliminating manual cross-referencing of transaction codes. 3. Multi-Channel Tenant Communication: Integrates WhatsApp and SMS to deliver automated invoice alerts, rent reminders, payment confirmations, and bulk broadcast announcements directly to tenants' phones. 4. Lease, Deposit & Unit Lifecycle Tracking: Centralizes multi-property and multi-unit oversight. Tracks tenant onboarding, move-in/move-out condition reports, refundable security deposits, lease expiries, and unit occupancy status from a single dashboard. 5. Maintenance & Issue Management: Provides a ticketing workflow to log, assign, and monitor property maintenance requests from report to resolution. 6. Role-Based Access & Governance: Assigns discrete permissions and audit logs for caretakers, site agents, and accountants, ensuring field staff only access operational tools while financial data remains protected. 7. 100% Cloud & Paperless Operations: Accessible across devices with zero on-premise installation requirements, generating compliant digital receipts, statements, and financial audit logs on demand.
