Abide.Rent Reviews & Product Details

Abide.Rent is compliance software for letting agents and portfolio landlords in England, built around the Renters’ Rights Act 2025. For every tenancy, it tracks the legal duties and their deadlines (gas safety, EICR, deposit protection, Right to Rent, the PRS Database and more). It shows who is responsible for each one and puts what needs action today at the top. A daily email brings the task list to you, so nothing waits for someone to log in. Statutory notices, including Section 13 rent increase notices, are generated with a matching evidence record. The notice you served and the evidence you can produce always match. Rent increases are guided by real First-tier Tribunal market-rent decisions for the area. You can see how tribunals have treated similar proposals before you serve a notice. On paid plans, Abide.Rent has an open API and an MCP server, so you can work with your portfolio from Claude, ChatGPT and your other tools. Pricing: free for one property; Portfolio from £8.99 a month including three properties; custom plans for agencies. No limit on users. Tenants never pay. Switching is free. We migrate your data from spreadsheets or other systems and help you get set up.
