Having this tool allows us to spend less time on rates and not having ton constantly manage and adjust rates. **What do you dislike about PriceLabs?** The down side is that due to our market in the vacation rental industry we have more shoulder seasons and it would be very helpful and suite is better if they had customizable base and minimum rates by date/season. **What problems is PriceLabs solving and how is that benefiting you?** Price Labs is solving is saving us time from having to adjust rates, instead it's automated. They offer many tools along with this which gives us market insights and description/Airbnb suggestions to improve our lsitings. ### 2. I can set PriceLabs to make sure I'm attracting the length of stay that I desire while maximizing my returns. I love that it integrates seamlessly with Hospitable. **What do you dislike about PriceLabs?** There are so many advanced features that I'm not always sure how to use them all! PriceLabs has made some fantastic improvements to further automate and optimize all of the features automatically, so my pricing stays up to date whether I understand the features or not. **What problems is PriceLabs solving and how is that benefiting you?** PriceLabs solves the otherwise impossible task of keeping our prices up to date in the face of changing market demand. ### 3. It reduces my pricing activity to once a week to make sure that everything is working well. Once setup "it just works". Besides pricing the Neighborhood data is also invaluable, allowing one to see basic statistics for comparable units. I love PriceLabs because of the support and price. The PriceLabs people try to go out of their way to make sure one knows how to use their tool. **What do you dislike about PriceLabs?** It's user interface could be prettier, but that is a small complaint. **What problems is PriceLabs solving and how is that benefiting you?** Pricing my unit and showing me how I compare to my competitors. ### 7. Also the customer support is fantastic. Very responsive, polite and knowledgable about their product. **What do you dislike about PriceLabs?** There isn't much to dislike - only a wish list of features. Mobile app (or better mobile site), ability to work with per-person pricing, ability to handle weekly/monthly discounts, better awareness of pricing on other channels (markups are handled via other products so Pricelabs is currently unaware of these.) **What problems is PriceLabs solving and how is that benefiting you?** Increasing occupancy and revenue ### 11. Based on local comps, PriceLabs suggested that rents should be raised 50% during certain times of the year. Integration with Hospitable was seamless and took 30 seconds. You can "set and forget" but I usually log in every three months or so to adjust settings. **What do you dislike about PriceLabs?** The user interface on a few areas of the app were less intuitive than others, but I eventually came over that. **What problems is PriceLabs solving and how is that benefiting you?** PriceLabs helps me determine the market rate for the area and automatically sends that data to Hospitable/Airbnb. ### 13. Many bells and whistles and control levers for the hosts. **What do you dislike about PriceLabs?** Surprised they never had a user experience reshuffle after years in the market. The support this year has been much worse than earlier. It starts with a buggy chat support tool, no follow ups on requests. The only time when I managed to get someone on the line was when I pressed on the unsubscribe option in the chat support. **What problems is PriceLabs solving and how is that benefiting you?** Price optimisation tools. ### 14. Very high variablity in pricing. So I see the % of rentals in my market booked in the next 7, 30, and 60 days. And compares me to those rentals in my market. I can set up a base rate and a min price per night. It helps me make available and price orphan days. Prices are updated daily and it integrates with houfy. For $21 a month for 1 property, I can quickly update prices across all platforms. Increase or decrease the price. I did notice that my future bookings decreased with pricelabs. Its helping me fill out my days now within the next 30 days but I'm ok with that. I've only had 1 to 3 nights open in July and back. Aug and Sep have been slow months. I realized I needed a pricing strategy back in March when I got a request for Thanksgiving with very low prices through Airbnb smart pricing, nothing smart about it, lol **What do you dislike about PriceLabs?** no dislikes, it does what its supposed to **What problems is PriceLabs solving and how is that benefiting you?** I charge double the price on high demand days, that is a BIG plus for me ### 17. Pricelabs can even help you find your baseline price based on market data and what your neighbors are getting for their rentals; all you do is click pricelabs "Help me choose a base price" button, so it couldn't be simpler. You can also get a market report in pricelabs market dashboard to see what add-ons and amenities your neighbors have. If you really want to get into the weeds after your first week of pricelabs you can narrow your market neighbors down by Beds and radius to get a tighter analysis. **What do you dislike about PriceLabs?** Nothing really, some integration fell off with my PMS so VrBO would not sync so pricelabs has an option to make a new listing cloned / child of your main listing to send to other platforms. The help documentation made this pretty simple and it only costs an additional nominal (tiny) fee ($1 as of today) which allowed me to keep all my pricing rules and still sync with VrBO. I could of course change my pricing strategy to be more aggressive or pad my rates on a different Online Travel Agency (OTA) platform. **What problems is PriceLabs solving and how is that benefiting you?** Pricelabs helps you get the most out of your listing by adjusting pricing up or down based on market demand like airlines do with their ticket pricing. You still have to help drive the software, but it isn't that hard to steer the pricing with the results you see. For example, if you are not getting tons of bookings, you know you need to adjust your rates down. Pricelabs does not know how nice (or bad) your property is, so you have to read the feedback you get (bookings). ### 20. I can forget about having to change the prices of my properties daily, and since signing up, I realize I've been under-pricing my properties for the last year! A great eye-opener for market value. I like the stats, including occupancy rates, etc. Overall an excellent tool for the vacation rentals I manage. **What do you dislike about PriceLabs?** It seems a little complicated and complex sometimes, I don't use any of the tools except the synching price mode, nothing else beyond that, but I'm sure if they made it more user-friendly I would be willing to check out the other features it offers.
