## About 21m²
1m² est un logiciel de gestion locative et d'investissement immobilier, conçu pour les bailleurs et les investisseurs particuliers. La plateforme réunit en un seul endroit tout ce qu'il faut pour trouver un bien rentable, l'acheter dans de bonnes conditions, puis le gérer année après année, sans agence ni gestionnaire. Avant d'acheter, 21m² calcule ce que l'annonce ne dit pas : rentabilité nette, mensualité de crédit, taux d'endettement, fiscalité (LMNP, SCI, location nue), prix par rapport au marché, estimation du loyer et des travaux. En trois minutes, avant même de visiter, vous savez si un bien vaut le déplacement. Un comparateur de biens, une check-list de visite, un générateur d'offre d'achat et un dossier bancaire prêt à imprimer vous accompagnent jusqu'à la signature. Une fois le bien loué, la gestion locative se fait en pilote automatique : annonce, sélection des dossiers de locataires, contrat de bail conforme, état des lieux, quittances de loyer envoyées chaque mois, relances des impayés, révision annuelle des loyers (IRL) et suivi de la rentabilité. 21m² prépare tout, vous n'avez qu'à valider. Nos engagements : aucune commission, aucun pourcentage prélevé sur vos loyers, aucune vente de biens. Le premier bien est gratuit, à vie. Les offres Bailleur (6,99 €/mois ou 69 €/an) et Investisseur (14,99 €/mois ou 149 €/an) commencent par 7 jours d'essai et se résilient en un clic. Vos données, et celles de vos locataires, sont hébergées en Europe et jamais revendues. 21m² a été créée par un investisseur immobilier qui investit dans le locatif depuis 2019 et gère aujourd'hui son propre parc avec l'application.
