A private landlord carries the same legal duties as a professional one, with none of the infrastructure and most of what a letting agent charges around 10% of the rent for is process, not expertise. Tenarize is that process, written down and automated where it can be. It follows the tenancy from before it starts to after it ends. You vet the tenant against a guided checklist, Right to Rent, identity, income, credit, references, guarantor. You work through the compliance checklist for the property, gas safety, EICR, EPC, alarms, the Renters' Rights Act information sheet, Legionella, deposit protection, insurance, furniture fire safety where the let is furnished. You generate the tenancy agreement and both sides e-sign it. Then rent, documents, maintenance and reminders run for as long as the tenancy does. What it does Vetting and compliance checklists built for the current England regime, with six additional items on a room-by-room HMO let, licence in force, fire risk assessment, manager's contact details, escape routes, common parts, room sizes. Reminders before certificates and licences expire, with every expiring document, missing licence and overdue task landing in one notification feed. A tenancy agreement generated by the product and e-signed, recording who signed and when. The agreement is not solicitor-reviewed, and says so on the document itself. Rent by Bacs Direct Debit, tracked automatically, with optional recurring auto-pay switched on by the tenant. Rent is a direct charge on your own Stripe account. Tenarize takes no cut of it and never holds your money. Deposit handling that knows the rules: the deposit cap of five weeks' rent is enforced by the product, and protection is tracked against the 30-day statutory deadline. Room-by-room HMO letting and multi-unit building grouping, with a licensed occupancy limit enforced in people rather than rooms, and a room that cannot be let twice while a tenancy is live. Move-in and move-out inventories, room by room, with photos and signatures from both sides. Maintenance requests matched to real local tradespeople found via Google, filtered by area and category. A tenant portal for documents, rent, e-signing and reporting repairs, so nobody has to ask you for a copy of the gas certificate. Reports and records: rent and maintenance-expense reports as PDF or CSV with UK tax-year presets, a per-tenancy audit trail export for a dispute or tribunal, and a 3D map of the portfolio. Two-factor authentication, and self-service UK GDPR export and deletion. Pricing. Starter £15/mo for 1–5 properties, Growth £35/mo for 6–10, Portfolio £75/mo for 11–20, then £1/mo per property above 20. Annual billing saves 20%.
