**What do you like best about Revela?**

The platform has a modern interface and offers a comprehensive set of property management features, including accounting, rent collection, owner distributions, maintenance tracking, and reporting. It is cloud-based and has a clean, easy-to-navigate design. The team was also willing to work toward a financial resolution when we decided to terminate our contract, which I appreciated.
That said, while the platform has potential, our experience was overshadowed by issues with accounting workflows, late fee processing, 1099 filing support, owner statement limitations, and the amount of manual intervention required. For our business, reliability and support were more important than the feature set itself.

**What do you dislike about Revela?**

Our experience with Revela was extremely disappointing and ultimately led us to terminate our contract early.
From the beginning, we experienced issues that significantly impacted our day-to-day operations. One of the first major problems occurred during implementation when our late fee structure, which had been provided before launch, was not properly configured. As a result, tenants were able to make late rent payments without penalties, directly affecting our property owners' revenue. After that issue was addressed, we then spent months dealing with duplicate late fees being assessed to tenant accounts, requiring countless manual corrections and difficult conversations with residents.
We also experienced a lengthy issue involving 1099 reporting. A filing error took over a month to resolve, and the guidance we received was inconsistent, ultimately forcing us to file an extension with our CPA and incur additional expenses. While we understand that software providers cannot offer tax advice, we expected clear guidance on correcting issues that originated within the platform.
Support was another significant challenge. Although response times may have met internal metrics, our experience was that many issues took far too long to fully resolve. For a property management company handling owner funds, tenant payments, vendor invoices, and trust accounting, resolution time is just as important as the initial response.
The platform also lacked flexibility in several key areas. Owner statements could not be customized to meet our reporting needs, and we frequently found ourselves relying on manual workarounds to accomplish tasks that should have been automated. Those manual processes consumed valuable staff time and increased the risk of errors.
What was most frustrating was that several of the issues we experienced were acknowledged by Revela as requiring future platform enhancements rather than existing solutions. That left us managing operational problems while waiting for features that had not yet been developed.
To Revela's credit, they ultimately worked with us to reach a negotiated resolution regarding our contract termination, and I appreciate their willingness to compromise at the end of the process.
However, based on our overall experience, I cannot recommend Revela to companies that depend on reliable accounting, responsive support, and accurate financial workflows. We expected a platform that would improve our efficiency; instead, it created additional work, operational challenges, and unnecessary stress for our team.

**What problems is Revela solving and how is that benefiting you?**

Revela is designed to centralize property management operations into a single platform. It combines accounting, rent collection, owner distributions, maintenance tracking, tenant communications, and reporting, which can reduce the need to use multiple software systems. Having these functions in one place has the potential to streamline daily operations and improve efficiency.
However, in our experience, the benefits were outweighed by operational challenges. Critical accounting functions, late fee processing, reporting limitations, and the need for manual workarounds reduced the efficiency the platform was intended to provide. While the platform addresses many common property management needs, it ultimately did not provide the level of reliability and support our business requires.

**What do you like best about Revela?**

We used three different software packages in three years and landed on Revela.  What a game changer.  We've been using this property management software in a rather unconventional way, and we couldn’t be more impressed with the results. From the start, their team went above and beyond to understand our unique requirements and tailored the platform specifically to suit our operational needs. This level of flexibility and commitment is rare to find.

The onboarding process was seamless, thanks to their dedicated support team who ensured every step of our transition was smooth and stress-free. Their customer service has consistently exceeded expectations—quick to respond, knowledgeable, and genuinely invested in our success.

The software itself is powerful yet remarkably user-friendly. It strikes the perfect balance between functionality and simplicity, making it easy for both property managers and tenants to navigate. From streamlined communication to efficient rent collection and maintenance tracking, it has SIGNIFICANTLY improved our workflow.

**What do you dislike about Revela?**

Property Management Software is complicated in itself, no matter what software you use.  Revela is very controlled, so learning the nuances of it is important.  The customer support team was there every step of the way to guide us through that process.

**What problems is Revela solving and how is that benefiting you?**

We are not just a property management company - we own 80% of the doors, we have an internal maintenance crew, we are a real estate sales company, and we are real estate developers.  After trying multiple software companies, Revela was the only one that could easily manage all our requirements.  After using other large competitors, we found Revela to be the best fit.  An example is that it used to take me days to general owner statements.  Now I can generate these same statements in under 2 hours.  Crazy!

**What do you like best about Revela?**

Revela is very user friendly, easy to navigate and pretty well fulfills all of our day-today business needs. Account and tech support are second to none.

**What do you dislike about Revela?**

Not much to dislike, I believe it could have more commercial/retail-centric functionality but we've been able to use the platform to accommodate our needs.

**What problems is Revela solving and how is that benefiting you?**

Data input and report accuracy were a problem. Revela helped us create better processes and trained us to use the system to ensure input integrity and accuracy.

**What do you like best about Revela?**

Revela took the time to understand our business and business model. Most companies we have worked with, force us into their templated software, but Revela is the first to help us customize and help us improve our own internal functions. Not only have we improved the experience for our end users, but we have streamlined and increased the efficiaency of our business allowing us to expand. Whenever we need someone, they are right there to answer our questions and work with us on new solutions. It is like having a true partner, and not just some random database provider.

**What do you dislike about Revela?**

They check in with us and ask us how we are... too thoughtful...

**What problems is Revela solving and how is that benefiting you?**

They created an all in one system where the accounting is communicating to all systems. We understand the needs of our end users from maintenance tickets, and can address them in real time while keeping our accounting department in the know of potentially costly items.

**What do you like best about Revela?**

Revela has allowed us to grow and scale that we would not have been able to without their software. Being a one-stop-shop has helped everyone from our Board members down to our entry-level staff be able to track and manage what is going on at all times.

**What do you dislike about Revela?**

There are no true downsides for us regarding using Revela.

**What problems is Revela solving and how is that benefiting you?**

The biggest problems Revela is solving for us is turnover/project management, leasing at scale, and rent collection/vendor payments. Our company was in the dark ages using Excel sheets and PDF documents for everything, and implementing Revela has not only allowed us to manage our own properties better, but we have also been able to offer property management services to third parties with the use of their platform.

They are helping us transition from large property management to satter site of smaller communities. Revela software has become intengral for that transition of our business.
