**What do you like best about PropertyShark?**

What I enjoy about Property Shark is how comprehensive the data is. I can access ownership information, including deed and title records, and see how different ownership entities are linked. It also provides paperwork I can use to support ownership claims when I’m dealing with landlords and property management.

**What do you dislike about PropertyShark?**

The only occasional downside has been the lack of coverage in some areas. When I compare it to a tool like Google Maps, some addresses still don’t have ownership information, even when they’re right next to other buildings that do.

**What problems is PropertyShark solving and how is that benefiting you?**

In my work, we need to verify property ownership using an online tool. This verification is official, can be confirmed by a third party, and removes a lot of the paperwork burden from property management when issuing payments to the legal owners and landlords of rental properties.

**What do you like best about PropertyShark?**

I like that Property Shark tends to have the most accurate online and public information available for dwellings and buildings. Paying for a subscription gives us access to more accurate information, which is vital when quoting and selling insurance. All property policies generate an inspection, so the more accurate we can be when quoting and building our application submissions, the better!

**What do you dislike about PropertyShark?**

Information is not always available, which is not necessarily Property Shark's fault - but it's the pain point that insurance agents have when a customer is purchasing an older home or building with little to no information or historical data available.

**What problems is PropertyShark solving and how is that benefiting you?**

Ownership structure for dwellings or buildings. Confirming a trust name or LLC exactly how it should read on the deed is helpful to insurance agents.

**What do you like best about PropertyShark?**

I use PropertyShark to run property data and comps reports for my real estate brokerage. It shows me aggregate data quickly, and the reports are easy for clients to understand. It’s a great tool. I find the title history, open liens, and violations very useful. When I pitch a listing to a potential seller, it helps me know what challenges they are facing before putting a property on the market, so I can create a game plan informed by actual data and minimize the impact of challenges that may come up. PropertyShark is the go-to for New York City data. No one compares. The initial setup was very easy, and I highly recommend PropertyShark—I give it a 10.

I wish I could see past sales data for a property, like how many times it has been listed before.

**What do you like best about PropertyShark?**

What I like best about PropertyShark is how much useful property information it brings together in one place. It makes it easy to research ownership, sales history, property characteristics, taxes, mortgages, zoning information, and comparable sales without having to search through multiple different sources. The platform is straightforward to use, and the information is especially helpful when evaluating properties and doing real estate due diligence.

**What do you dislike about PropertyShark?**

From a real estate investor’s perspective, my biggest issue with PropertyShark is that some of the information can occasionally be dated or incomplete, particularly when you are trying to get a very current picture of a property. I also think certain searches and reports could be more intuitive.

**What problems is PropertyShark solving and how is that benefiting you?**

PropertyShark helps solve the problem of having property information spread across multiple public records and different sources. It gives me one place to quickly research ownership, sales history, mortgages, taxes, property details, zoning information, and comparable sales. As a real estate owner and investor, that saves me a significant amount of time when evaluating a property, researching an owner, or doing preliminary due diligence on a potential acquisition or transaction. It allows me to get a useful initial picture of a property very quickly before deciding whether to spend more time and resources investigating it further.

What I like best about PropertyShark is how much property information is consolidated in one place. It makes databasing and research much more efficient, especially when looking into ownership, sales history, mortgages, deeds, and property details. In a market like Lower Manhattan, where ownership structures can be complicated, having quick access to reliable public-record and ownership information saves me a significant amount of time and helps me identify opportunities more efficiently.

What I dislike most about PropertyShark is that some of the ownership information can still require a lot of manual research, especially when a property is held through an LLC. It can take multiple steps to review deeds and records and determine who is actually behind the ownership entity. I’d also like the platform to make frequently used information easier to find with fewer clicks. For a market like Lower Manhattan, where ownership structures are often complex, better tools for connecting LLCs, deeds, related properties, and the people behind those entities would make the research process much faster and more efficient.

To improve PropertyShark, I recommend enhancing the search functionality to allow for more refined queries, especially when dealing with complex ownership structures. Additionally, integrating more visual tools, such as interactive maps and charts, could help users better understand property data. Streamlining the user interface to reduce the number of clicks needed to access frequently used information would also be beneficial. Finally, offering more detailed tutorials or guides on how to navigate the platform effectively could enhance the user experience.

PropertyShark solves the problem of having to search through multiple sources to find reliable property and ownership information. It gives me one place to research ownership, deeds, mortgages, sales history, property details, and other public records, which makes building my database much faster and more efficient. This is especially valuable for my work in Lower Manhattan, where ownership structures can be complicated and properties are often held through LLCs. I like how easy it is to find property details, which helps streamline my underwriting and quoting process for property insurance—especially for commercial properties and/or HOAs. I also like that I can generate an editable list of units within an HOA, which makes it easier to calculate the total square footage of livable space.

It doesn’t have up-to-date permit information for most buildings.

The page is responsive and easy to use. I like that I can quickly get to neighboring parcels by clicking on the map when I’m researching the surrounding area. TitlePro. This is more comprehensive. I use it to supplement PropertyShark

Documents aren’t available to view directly, so I have to cross-reference another platform to see the actual image. The page loads quickly. Pricing is a little bit expensive based on the functions provided compared to other platforms. I was expecting more.

It allows me to research a specific area and find property owners along with their information. I also like that it links to the government website, so I can keep exploring the owner’s entity details.

I find PropertyShark exceptionally easy to initiate and navigate. I like its ease of operation and that it keeps data very current and accurate. I get in-depth information on ownership, size, zoning, and other factors, and I know the information I use in my listings has been verified. I have used PropertyShark for years and years and hope to continue using its already powerful platform.

**What do you dislike about PropertyShark?**

I wish PropertyShark had a function to see rent-regulated status and/or city rent rolls, almost like looking up a deed or property record. I wish we had the same for regulated rentals.

I use PropertyShark to clarify who owns a property and how the home is titled. I just enter an address and quickly get everything I need, which makes me look like I’ve done a ton of homework.

**What do you like best about PropertyShark?**

I like that PropertyShark is fast, easy to use, and very intuitive. I just put in an address and get everything I need with very low hassle, including title characteristics, permits, who owns the property, and how the home is titled. It lets me pull it up so quickly that I look like I've done a ton of homework. There was zero setup—I just log in and go. I've been using it for about a decade, and I'd rate my likelihood to recommend it a 10.

**What do you dislike about PropertyShark?**

In the last couple weeks, PropertyShark keeps telling me I need to choose a new password and sends me a new password link every time. I have a call into customer service, and I’m sure I’ll get this resolved, but it’s the first time I’ve ever had any issues. I’d also like to be able to share my password with my assistant, but PropertyShark doesn’t allow that.

**What do you like best about PropertyShark?**

I like how easy PropertyShark is to use and how accurate the real owner and contact information is—typically 90 to 95% accurate in our current use case. I use it as a lead generator to reach developers or property owners before a building comes to market so I can pitch our services in advance. It shortens turnaround time for our sales team, makes it easier to reach the actual parties involved, and reduces friction in our internal workflows. I also found the initial setup super easy: I created an account online, set up payment, and had access within a few minutes.

**What do you dislike about PropertyShark?**

I don’t have too much to dislike in our use case. I would just like better auto-alert notifications when a new owner or a new name is associated with a project I previously searched on PropertyShark.

I use PropertyShark to bypass LLC developments so we can reach the actual owners and developers of upcoming under-construction projects in New York City.

Sometimes it seems like a Comparable search does not include all the sold properties. I have other apps that I cross reference this too

I like how easy it is to go through PropertyShark and find relevant information. Finding ownership and having all the information for a specific property easily accessible helps me create setups and other things quickly. The setup was quite easy, and customer service was available and helped me get my account up and running.

I find that the people search tool sometimes shows nothing for an individual. Maybe it could be more accurate.

**What do you like best about PropertyShark?**

Everything is located in one place from all the different public record sites. The documents are updated quickly to see new deed transfers and mortgage docs.

**What do you dislike about PropertyShark?**

The residential FAR's are not always correct because of narrow versus wide streets. The current contacts are not always updated. When a new sale happens, there is typically no new contact shown for a long time.

They have added new permit features to their map and started to fix the residential FAR, but it is still not fully accurate.

**What do you like best about PropertyShark?**

I use PropertyShark to put together mailing lists targeting condo and co-op owners in different neighborhoods. I like being able to filter by how long they have owned the property, the size of the unit, how much they purchased it for, and whether they occupy it. It helps me find ownership information that would otherwise be extremely difficult to find through property records. I find the format easy, it is updated frequently, and it typically gives me the correct owner’s information. The initial setup was very easy.

It would be great if I could find CPS-1 filings that indicate if there are any new developments being planned.

PropertyShark helps us find ownership information that would otherwise be extremely difficult to find through property records, so we can connect with the property owner.
