I like how it centralizes communication with all parties—tenants, owners, and vendors—and creates a clear record of those interactions. I also love the AI summaries and the range of options we offer our owners through the hub. I don't like that the data we generate using Property Meld requires paying extra for Insight Pros as an additional feature. I find Property Meld really useful because it allows the techs to have an app solely focused on their work orders, preventing their list from being obscured by everyone else's work orders. It also helps in tracking metrics by learning where time is spent and even has surveys. I like being able to connect with residents directly through their meld to set up repairs easily. I use the app version every day because it's a very streamlined way to see all the work I need to do with all the information neatly presented. The initial setup was also very easy, with only some minor issues due to user error rather than the product itself. Review collected by and hosted on G2.com. What do you dislike about Property Meld? The meld numbers are very hard and confusing to give to vendors as they alternate between numbers and letters instead of being just one or the other. A meld number is usually T5L01JXR and when trying to tell a cashier or someone over the phone it’s harder than 212143 for example. Review collected by and hosted on G2.com. Property Meld makes it easy for tenants to submit maintenance requests and/or maintenance concerns for a property. The property management company can then easily assign the request/concern to a specific vendor in order for the vendor to contact tenant and schedule appointment. I love that I can add my hours into Property Meld and pull a full report and detailed expenditures. I can pull a report for the total amount and details. Once I enter everything, I can add it to an Excel spreadsheet and send it to my owners. I also love that it tells me that statistics at the bottom of my dashboard. I wish we could pull reports, and it is instant on the computer screen instead of being emailed to me and then having to download and open the reports. What I like most about property meld is that it can improve my response when working with our clients regarding their repair requests. I feel like the app is integrated with other technology, making it very easy to use. People are able to file complaints and schedule appointments and pay invoices on it and it makes it a lot more simple overall. I like how you can have SMS communication that is allowed us to move between vendor and tenant and owner and overall it just eases the user experience. Review collected by and hosted on G2.com. What do you dislike about Property Meld? So the downside for me is that sometimes the app is a little bit glitchy and then it leaves the company to fix the mess. I also feel that it wasn't the easiest to set up for the internal employees. The in-house maintenance side isn't the easiest to use and is not part of the overall software. I like that it solves the communication issue between the tenant, vendor, and property manager a lot of other apps don't allow you to have such ease when discussing the issues with all three of these individuals. Often the company is doing the work it's own by emailing and phone calling but this app can fix that issue. It solves the problem of connecting and has great communication and feedback.
