The fact that it offers guaranteed rent gives me confidence, and the contracts being part of the portal were very comprehensive. The ease of use extends to the support team, which helped make the setup process intuitive and straightforward. I appreciated that they walked me through the process, and it matched my expectations perfectly. Managing the whole process alone was simple, from posting my home on Nomad, which showed up on other platforms like Zillow, to receiving notifications and quickly moving from initial conversation to a signed lease in less than a month. The intuitive portals and quick notifications on my phone were really helpful. **What do you dislike about Nomad?** There were a few bugs in Nomad's software. For example, when I submitted a contract and then needed to go back and change it, the old contract took about a day to disappear before I could resubmit the new one. When I did submit the new one, the old date was listed on it, which was kinda finicky, but it was a minor issue. Also, when writing reviews and explanations, it would be nice if the content was automatically saved. Once, I wrote a lot of content and then accidentally lost it by hitting the back button because it didn't save. This was a little frustrating. Additionally, in areas like amenities, only very specific options can be selected. There are often creative amenities like gardens, carports, playrooms, or water softeners that aren’t included, and it would be nice to list these in a more customized way. **What problems is Nomad solving and how is that benefiting you?** I find Nomad solves finding renters, managing contracts, and handling background checks. It posts across platforms, offers guaranteed rent, and provides me confidence with comprehensive contracts. This all-in-one convenience makes my rental process straightforward and efficient. ### 2. One of the best parts is Nomad only costs 4% vs. 10% from a local PM. Sure, I still have to be involved with my property but I do want involvement. I used to live there and care about it. Also, the last time I leased my property via Nomad I got it leased in like 9 days. Their tools are so good. Espeically the AI stuff that makes it super easy to make a solid listing. **What do you dislike about Nomad?** Sometimes I find I can get better prices by using my own vendor than using one of their partners. I wish they had the best prices because it's so easy just to click a button in the Nomad portal and send a vendor out. But I get it - on demand vendors from bigger companies are going to cost more than my local handyman. **What problems is Nomad solving and how is that benefiting you?** Peace of mind: I want to get paid on time...that's kind of the point of owning a rental. Nomad uniquely does this via guaranteed rent payments. Other ways I get peace of mind: powerful property marketing tools when I need them, powerful screening tools (and Nomad backs the tenant even if they don't pay or damage my property anyway), property protection (currently $500k), and 24/7 maintenane triage to make repairs super easy and flexible. Flexibility: I want to remain involved and really care. I don't want to outsource everything to a property manager who doesn't care as much as I do, may not have much training, and may be overseeing 100 other properties.
