Bailin Reviews & Product Details

Bailin is rental property management software for private landlords in France, and for agencies managing properties on behalf of multiple owners. It starts with a single action: the landlord uploads their lease as a PDF. AI extracts the property, the tenant, the rent and the payment schedule, then the bank connection reconciles incoming rent automatically. No manual data entry is required to get started — most competing tools require a guided setup form. WHAT RUNS WITHOUT THE LANDLORD • Rent reconciliation through Powens, a payment provider licensed by the French ACPR under PSD2 — incoming transfers are matched to expected rent • Monthly rent receipts, generated and sent • Three-stage late payment reminders, then formal notice • Annual rent indexation based on the INSEE rent index (IRL) • Annual service charge reconciliation, with the tenant letter • Rent control compliance checks in regulated areas, and tight-zone detection • Energy performance certificate tracking, with the rental ban countdown • Insurance and mandatory diagnostic renewals • Move-in and move-out condition reports, with photos • Security deposit return: statutory deadline countdown and justified letter COMPLIANCE, WHICH IS WHY LANDLORDS USE IT French rental law changes constantly, and an outdated document is an unenforceable one. Bailin's documents are reproduced verbatim from official templates — lease, notice to quit, formal notice, guarantee deed — and its regulatory data is dated, with expiry guards that raise an alert before figures go stale. Tenant income verification uses the 2D-Doc barcode on French tax notices and payslips: the signature is issued by the tax authority and covers the content, so an edited document fails verification. No bank access, no self-declared figures. TAX FILING SUPPORT Unfurnished rental income, furnished rental income, non-trading property companies under income tax or corporate tax. Case numbers and labels are copied verbatim from the official forms, not written from memory. Bailin prepares the figures; the landlord files them. LEASE TYPES Unfurnished, furnished, mobility leases, shared tenancies, joint ownership. FOR AGENCIES Per-client isolation, management reports per owner, fee tracking, and a consolidated view across the portfolio. PRICING Free for one property. €10/month up to five. €15/month unlimited, with electronic signature and advanced tax filing. Agency plan on request. Data hosted in France.
