# Crexi vs ApartmentIQ for real estate investors analyzing acquisition opportunities?

Both cover significant property datasets and both appear in the property intelligence category, but they are built for materially different asset class profiles and investor workflows.

Feature: Crexi covers all commercial asset classes (office, retail, industrial, multifamily, land, hospitality) through listed deal sourcing, comp analysis across brokerages, and the Intelligence tier for ownership data. ApartmentIQ covers multifamily exclusively but at extreme depth — daily data on 40M units at the individual unit type level, covering rent, occupancy, concessions, availability, and amenities across a defined competitive set.

Integration: Crexi integrates with Outlook for workflow enhancement and exports lead and contact data to CSV and Excel. ApartmentIQ pulls directly from public listing data daily without requiring manual input, with automated scheduled report delivery and comparability-scored competitor sets.

Crexi: The right choice for investors acquiring across multiple commercial asset classes who need a single listed deal marketplace with cross-brokerage comp data. The full offering memo availability on listings eliminates the broker relationship barrier for initial deal evaluation.

ApartmentIQ / Market Surveys: The right choice for investors whose acquisition focus is multifamily and who need to underwrite properties using real-time competitor benchmarking. Daily updates eliminate the call-around process that previously consumed analyst time before each pricing decision.

The honest comparison for acquisition analysis: Crexi is the right primary platform for investors who source and evaluate deals across multiple CRE asset classes, with multifamily being one of several targets. ApartmentIQ is the right primary platform for dedicated multifamily investors who need granular, daily-updated competitive intelligence to underwrite rent growth assumptions and evaluate asset performance against a well-defined competitive set. For multifamily-focused investors, ApartmentIQ provides deeper acquisition-relevant data at the property and submarket level than Crexi's Intelligence product currently delivers.

Would value input from multifamily investors who use both platforms simultaneously. How do you divide the workflow — does Crexi handle deal sourcing while ApartmentIQ handles underwriting inputs, or has one replaced the other entirely for acquisition analysis? And which platform's data do you trust more when the two tell different stories about the same submarket?

For multifamily, I can see these working better together than as substitutes for each other. Crexi can surface the deal, but ApartmentIQ seems more useful once you start challenging the rent assumptions in the offering memo. I’d be interested in which one investors trust when broker numbers and current submarket data don’t line up.
