This has been an effortless website for my wife to run our rental properties from. It has an app and can be used to instant message tenants. Before we signed up for TenantCloud she had a time with a lot of what comes with property management, but after TenantCloud she's happy and nothing is too difficult. Tenants make payments through it and it reminds them when rent is due. It reminds my wife and I when leases need to be renewed soon too. It pretty much handles everything except the leaky pipe. This makes the idea of being a landlord way less intimidating. I was afraid to mess up, afraid to lose track of files and documents, and had minimal knowledge in landlording. There is a lot of info. to cover and you can feel overwhelmed by the amount of information within the platforn. Also, some errors can be happen when collecting rent and renewing the lease. The interface is very intuitive and easy to use. I know that because I barely had to train my assistant (a lady in her 60s) on how to use it. But what I most appreciate is the customer support. They respond within 30 minutes and basically always solve the issue. Also, I truly feel like they're a part of my team. We have calls every few months and I tell them about features I need to help me run by real estate business better.

For example, I mentioned that I needed one central place to see all my leases and they mentioned that other people had the same issue. Within a few months, they introduced that feature. It's quite affordable as well. Review collected by and hosted on G2.com.

The search function is really poor. Also, I need the Tasks feature to be better because I don't think they understand how useful/important that feature is for managing your team/property managers. I constantly assign tasks to my PM and I need it to have better functions. My applicants have struggled to pay for/do screening reports.

I like that TenantCloud makes it simple to manage all aspects of my rental business in one place. I can easily send invoices on time to my tenants, monitor payments that go directly to my account, track expenses, and keep my accounting organized. It also helps me stay on top of lease start and end dates, which makes managing 9 properties much easier and more efficient. Review collected by and hosted on G2.com.

Upsides are numerous!

Internal chat system is great for teams and keeping written records.

Onboarding is easy.

Leases are easy.

Modern UI interface is great.

Document creation is easy to send.

help center is vastly improved.

tutorials are great.

Accounting is okay...it used to be free, now we get charged for ACH. Also, you used to have 2 free accounts, now only 1, so that make bookkeeping more difficult. Review collected by and hosted on G2.com.

There are a few things I don't like. But not many. and 1 thing I hate!

The way it duplicates photos for the listing is frustrating and takes up too much space that counts against my account.

Needs property specific information for all tenants to see...direction from owners on how to handle specific issues, utility info, internet companies that service the home, specific HOA items, etc. these should be easy to enter and quick for all parties to see.

I HATE, HATE, HATE that I can't invoice owners from the propert management maintenance tab. You can only directly bill the tenant. That makes no sense. 98% of issues are things like plumbing or rotten wood or roof issues, etc. These are always paid by the owner. this is backwards and wrong!!!!

My company has used TenantCloud for multiple years and I like the simple and user-friendly platform. It is also very nice that most functions are kept basic, but you have the opportunity to add on features if you would like to keep multiple services under one software or as your portfolio size increases. Tenants so far have also seemed happy to have a "professional dashboard" for maintenance requests, rent payments, etc, rather than just having an email address for the landlord. Managing 20+ rental properties and starting from scratch with a software was an extremely daunting task. I found tenant cloud and loved the offering of different tiers of membership to fit our individual needs. I have utilized so many aspects of Tenant Cloud including automatic late fees, linking tenants into the cloud and allowing them to pay their rent with ease, and being able to keep a clear record of payments for each property. I also love the option of being able to link a quickbooks account with the transactions from Tenant Cloud and I am going to explore this more in the near future. I have not found anything I enherently disklike about Tenant Cloud. Of course, there is always room for improvement and one feature that I feel like could be added to enhance Tenant Cloud is a way to integrate assisted payments into the rental portfolio. Many of our tentants have are apart of section 8, which is assisted living where a portion of their rent gets paid each month. Having a section that we could use to indiciate that when insterting the tenants information instead of having to make a whole separate tenant profile just for the assisted payments would be one imporvement that may help a lot of users. TenantCloud has been instrumental for my small rental business to manage my properties and tenant communication, but more than anything I love the ability to collect rent electronically and automatically. There is nothing I don't like about it. Have been using the system for about 5 years now and has made it very simply to manage up to 10-15 properties at a time. TenantCloud has been very simple to use. We have been using it for our properties for the past few years and have had very few issues. There have been times when the interface is a bit finicky or we are unable to figure out how to change something in regards to the tenant pages, but we were able to speak with customer service and figured it out. The only thing that is still a bit slow is the direct payment method from the website. Most tenants prefer alternative payment methods as it can take up to five days for payments to clear, which sometimes puts tenants over the payment deadline. TenantCloud's feature set has everything you need and nothing you don't. The app is laid out well, the payment integrations are great. When there is a question of how a feature works the support team is quick and documentation readily available. It's been a game changer to move from my manual process for rent collection and rental agreement management to their service. I highly recommend it and use it for my portfolio of 19 units.
