I don’t want to absorb this cost myself, and I also don’t want to pass it along to my tenants. **What problems is TenantCloud solving and how is that benefiting you?** Tenant Cloud provides a single platform for landlords to allow tenants to do everything required when renting a property to filing an application, background checks, signing a lease, an opening a maintenance requests. As a landlord, it helps me connect quickly with my tenants and vendor providers to schedule maintenance and pest control services effectively. As a landlord that does not reside near the rental units, it allows me to manage the property remotely, removing the physical paperwork by using digital signatures and leases, payment acceptance, bookkeeping, expense management and managing maintenance requests and approvals. ### 2. Previously, I was having to manage properties in one platform, advertise in another, and store documents in the cloud. With Tenantcloud, I can do it all in one place. Additionally, I can invite tenants directly from the app when I am mobile, or work from the desktop if I am in the office. As a midsize property management company, I get the efficiency and streamlined ease of use without paying through the roof! **What do you dislike about TenantCloud?** While the accounting is a perk and works (yes, it works), it could use a lot of work. For example, you have to process fees/payments one at a time rather than being able to process all at once by "selecting all". While this may seem minimal, it is a literal time killer having to process each transfer individually once a month. Additionally, the reconciliation tab isn't a huge help, so it would be nice to hide it all together. **What problems is TenantCloud solving and how is that benefiting you?** Managing all properties all in one place alongside account tracking, payments, and on demand user statements. It takes almost 7 days to receive money once a tenant pays. It also takes 7 days for owners to receive money once I send them the money. I think the payment processing time could be improved. Also, the maintenance screen is a little clunky. It is hard to navigate through all of the maintenance requests if you have many open requests at one time. **What problems is TenantCloud solving and how is that benefiting you?** It is single solution that allows me to operate a complete property management company. The software is very easy to use and simple. Our Tenants say using the app on the phone was very easy to set up and get the hang of. We've used the software to now list a property and it just made the whole process very streamlined from online applications, pasting a lease agreement we liked to already use in the software for tenants to sign, and even allowed them to digital sign. For the price and ease of use, i think we'll be sticking with them and I've began using it personally and for business. **What do you dislike about TenantCloud?** Have to manually add each expense and cant add bulk expenses or invoices. **What problems is TenantCloud solving and how is that benefiting you?** Easy to collect rent and automatically adds fees if tenant is late which helped us a lot versus in the past we had to keep coordinating this with tenant and often times waived the fee just to at least get rent collected. With the software we just keep adding fees and eventually they just violate their lease if they dont pay which has helped to handle the increased number of tenants we now have. ### 6. Second to the price, Tenantcloud is easy to use, and allow me to easily keep track of my rental property income and expenses. Tenants make payments through it and it reminds them when rent is due. It reminds my wife and I when leases need to be renewed soon too. I know that because I barely had to train my assistant (a lady in her 60s) on how to use it. But what I most appreciate is the customer support. They respond within 30 minutes and basically always solve the issue. Also, I truly feel like they're a part of my team. We have calls every few months and I tell them about features I need to help me run by real estate business better. For example, I mentioned that I needed one central place to see all my leases and they mentioned that other people had the same issue. Within a few months, they introduced that feature. Also, I need the Tasks feature to be better because I don't think they understand how useful/important that feature is for managing your team/property managers. Internal chat system is great for teams and keeping written records. Onboarding is easy. Leases are easy. Modern UI interface is great. Document creation is easy to send. help center is vastly improved. tutorials are great. Accounting is okay...it used to be free, now we get charged for ACH. Also, you used to have 2 free accounts, now only 1, so that make bookkeeping more difficult. **What do you dislike about TenantCloud?** There are a few things I don't like. But not many. and 1 thing I hate! The way it duplicates photos for the listing is frustrating and takes up too much space that counts against my account. Needs property specific information for all tenants to see...direction from owners on how to handle specific issues, utility info, internet companies that service the home, specific HOA items, etc. these should be easy to enter and quick for all parties to see. I HATE, HATE, HATE that I can't invoice owners from the propert management maintenance tab. You can only directly bill the tenant. That makes no sense. 98% of issues are things like plumbing or rotten wood or roof issues, etc. These are always paid by the owner. this is backwards and wrong!!!! I found tenant cloud and loved the offering of different tiers of membership to fit our individual needs. I have utilized so many aspects of Tenant Cloud including automatic late fees, linking tenants into the cloud and allowing them to pay their rent with ease, and being able to keep a clear record of payments for each property. I also love the option of being able to link a quickbooks account with the transactions from Tenant Cloud and I am going to explore this more in the near future. **What do you dislike about TenantCloud?** I have not found anything I enherently disklike about Tenant Cloud. Of course, there is always room for improvement and one feature that I feel like could be added to enhance Tenant Cloud is a way to integrate assisted payments into the rental portfolio. Many of our tentants have are apart of section 8, which is assisted living where a portion of their rent gets paid each month. Having a section that we could use to indiciate that when insterting the tenants information instead of having to make a whole separate tenant profile just for the assisted payments would be one imporvement that may help a lot of users. **What problems is TenantCloud solving and how is that benefiting you?** I am the property manager for my dad's properties. For years he kept track of payments, late payments, missing payments, etc via pen and paper. With over 15 rental properties, that easily got very overwhelming and many times ended up with lost notes and confusion on what was owed. Tenant Cloud has allowed me to manage his properties in a way that keeps track for us in terms of what has been paid and what is due. We really love being able to go into each tentants profile and have a timeline of each of their payments. ### 50.
