  ### 1. Growing Pains Impacting Customer Experience

**What do you like best about Propertybase?**

The staff members I have interacted with are pleasant.

**What do you dislike about Propertybase?**

The two issues we struggled with over the last 7 years is the platform not working properly and lack of support. We have problems with the system frequently. We have experienced broken images in our email blasts, sorting that doesn't work, runing a search opens screens that don't make sense so the user has to click a back button to get to the right page to continue working. Listing information doesn't always update in a timely manned and our site cache ha to be cleared. In one forced upgrade we received there were 47,000+ Contacts that were unassigned from the agent that they'd been assigned to prior to the upgrade. They did what they could, however we spent over a hunderd hours of our staff's time trying to correct the issues caused. We've had 5-6 account reps in the 7 years with the product. Support either takes a exboranent amount of time to respond (a week to a month) and there's no phone support available. Often the responses from support leave more questions than they provide understanding and resolution. 
The system lacks some desirable features. It would be helpful to be able to automate client Birthday or Anniverary emails, but you cannot. You cannot generate address labels, but at least you can export contact information to use in a mailmerge to generate labels. The Google integration causes more problems than it helps. Names of Google Contacts come in jumbled, the platform cannot seem to read first and last name fields from Google and it doesn't allow for the import of Labels instead of the entire Google Contacts list.

**Recommendations to others considering Propertybase:**

Spell everything out clearly and multiple times, to multiple people. Three Boston Logic staff people have been let go in the last 12 months of working with the company. Contractually address what happens if there's a delay. Our launch was delayed by almost 8 weeks, pages were incomplete and our staff had to finish them. Check everything thoroughly. Work we paid for was proven not to be completed, and we had to hire an outside company to resolve the issue. Issues with a third party feature was pointed out to Boston Logic in February and has still not been resolved, which impacts the entire platform. Every week on our conference call with our Customer Success Representative we are given the same update, "we are still working on it and we don't have an estimated completion date." I believe the company is growing faster than it is capable of managing. New features are being introduced before current features that are not working are being fixed. The new features being rolled out have bugs and are incomplete, which lessens the value of the new feature and squelches the enthusiasm of the users. 

**What problems is Propertybase solving and how is that benefiting you?**

We utilize Brokerage and Agent websites, Email marketing, and CRM functions. It helps having a single platform to direct our agents to use. We utilize the email marketing internally to keep agents and staff informed of training opportunities and events. It would be helpful if Admins had the same capabilities as Agents in the system because we could be using the email marketing component even more.

**What do you like best about Propertybase?**

You can integrate employees and agents with permissions in the platform.

**What do you dislike about Propertybase?**

Not user friendly, difficult to make changes on your own. Requires Salesforce coding experience, you have to outsource every change or question. PropertyBase support agents just re-direct you to articles or use such deep lingo that you have no idea what is being said. I was so excited about this platform but 2.5 years into it - I'm seriously thinking about abandoning it and going back to my old CRM. We are a 9 person group within Coldwell Banker Realty and it's been a nightmare for us. Lots of money and time and little to show for it.

**What problems is Propertybase solving and how is that benefiting you?**

They don't solve problems, there are so many glitches and outstanding ticket issues. We lost about 100 contacts into thin air and there's no software redundacy. Told us we should've bought an app store add on but its the first we've heard about the company having no redundancy. Action Plans won't fire. Emails sent from the system are missing. Everything requires an add-on software, more money or third party to pay to fix/add/customize anything in the program. SMS 360 app is limiting with the software.

**What do you like best about Propertybase?**

I like the back office transaction management.

**What do you dislike about Propertybase?**

The main problem with the company is that they literally steal money. 
Their contract renews for a year, so if you don't give notice well before yours ends, then you're automatically renewed for another year. 
However, they don't care what price the contract says, they will change the price and debit that new amount from your account. They will tell you they sent you an email with notice of a price change so they can do that despite the contract being for an exact price with no room for changes. They don't respect the contract but try to use it to bully people who are getting bad services and products into continuing to pay them. 
They will then go back and forth with you for a week saying they're looking into it to give you an answer. They were contacted 8 days ago and said two days ago they'd have a resolution by the end of the day yesterday, but they ghosted me since the last email instead. 
You cannot remove your card information from their current billing website. I have to cancel the debit card entirely to stop them from pulling out the sum of their choice rather than the contract price. 
Website was glitchy to begin with. 
Stay away.

  ### 4. Great at charging, Terrible at Supporting.  Avoid PropertyBase

**What do you like best about Propertybase?**

The best part of PropertyBase is the Sales strategy, the worst part is the Support.  My firm has spent months trying to fix an issue with the platform. Avoid PB.

**What do you dislike about Propertybase?**

Support org is weak, they won't talk, only email. We're in month 3 of a support ticket, and they just keep billing me.  Never seen a tech company care less; avoid PB.

**Recommendations to others considering Propertybase:**

I would recommend going with a company that isn't so big they fail and isn't a company comprised of sloppy mergers. PropertyBase did not live up to its promises, and does not deliver on the Service.  There are many other great platforms where the support org would rather fix your problem then just be useless.

**What problems is Propertybase solving and how is that benefiting you?**

We've realized no benefits.  We got the website running, with very limited features, but the platform doesn't work for lead routing from the website.  Avoid PB.

There is no support. I have emailed them on an issue numerous times and I have not heard a thing. I cannot find any phone numbers associated to talk to a love person. Absolutely worthless.

**What do you like best about Propertybase?**

The program is wonderful if you hire an outside full time tech person to mangage and update it.  There is no support at property base and the wait time to get a response is weeks in which case then you forget what you were working on and in most cases nothing ever gets done    so you will need to hire an outside firm to keep it up and running.   When working it is wonderful and an amazing program    It has changed our business and we love it

**What do you dislike about Propertybase?**

No support from PB or they will act like they are helping but nothing ever get done and it can go on for week.  they only email and response time can be a few weeks.  which is not good if you are trying to run a business

**Recommendations to others considering Propertybase:**

Hire an outside firm to help set up and keep them on the payroll. while using it as there will be changes needed daily and bugs fixed often

**What problems is Propertybase solving and how is that benefiting you?**

It is amazing in what it can do.   the benefits are endless,    Investment is large guessing this first year I have over a $100,000 into it for support to keep it running properly

**What do you like best about Propertybase?**

Kyle Murphy is a fantastic guy.  Super Nice, very knowledgable about the product.

**What do you dislike about Propertybase?**

The implementation is haphazard - at best.  They were in the middle of purchasing another software and they did not have a clear roadmap on how to get my company implemented successfully.  Then there were MLS integration issues, yet no one would respond to me on how to fix the issue.  I am surprised at all the issues, given they are built on SalesForce.  The support team was not friendly, nor were they quick to respond.

**Recommendations to others considering Propertybase:**

Personally, I found KVCore to be an easy integration.  My website went live in less than one week.  PropertyBase could never offer that.

**What problems is Propertybase solving and how is that benefiting you?**

I didn't realize any benefit, as I never completed implementation.  The problem I was trying to solve is creating a website/CRM/Dashboard for my boutique real estate brokerage.

**What do you like best about Propertybase?**

Trying to serve a need in the Real Estate Industry for a backend website solution that includes CRM, Email Marketing, and other features.  

**What do you dislike about Propertybase?**

The company grew too fast, very limited in "platform" changes.  Difficult to customize.  They did not do due diligence prior to design in terms of the actual necessary uses for agents.  They have had a lot of turnover in staff, so over the time we have worked with them we have had 6 points of contact.  Company lacks leadership. 

**Recommendations to others considering Propertybase:**

Do not be sold by the "shiny object".  We designed pretty much our entire website and the CRM lacks a lot of functions that are basic for real estate.

**What do you like best about Propertybase?**

What I like best is the fact that it is easy to make changes. I can just sign into the admin account, make the changes I want, and move on.

**What do you dislike about Propertybase?**

I think there are some issues with the location of some items. I noticed that related items are not grouped together in the toolbar. There are some things regarding content in the content section but also in the settings section. I think there could be a more logical way to group these items, so users could find and address their issues/ projects faster.

**Recommendations to others considering Propertybase:**

I think the move from skyline to the new admin profile was a great move. Email marketing is much easier now. 

**What problems is Propertybase solving and how is that benefiting you?**

Using the CRM has organized our agents contacts and leads. There is a slight learning curve when it comes to uploading the material to the correct place and filling all the fields in. Otherwise, the CRM has helped our agents document points of contact, such as type and time and notes on those points.

Ideally, the platform is supposed to be very simple and easy to use.

It requires a large amount of set up and would only really be profitable for a larger organization.
