**What do you like best about Hospitable.com?**

I've been using Hospitable for over 7 years and it has become the central brain of my guest and cleaner operations. The automated messaging is unmatched — guests get the right information at exactly the right time without me lifting a finger. The cleaner coordination and scheduling automation has been just as valuable; my turnover process runs itself. After years of managing STRs across multiple markets, I can't imagine operating without it. It's one of the few tools I've used this long and still rely on daily.

**What do you dislike about Hospitable.com?**

The only real pain point has been the VRBO connection — it's a bit finicky compared to the Airbnb integration. Syncing and automation don't always behave as seamlessly on the VRBO side, which can require some extra monitoring. That said, this feels more like a VRBO API limitation than a Hospitable problem. Everything else has been rock solid.

**What problems is Hospitable.com solving and how is that benefiting you?**

Hospitable solves the problem of scale. Guest communication, cleaner scheduling, and turnover coordination used to require constant manual attention. Now it all runs automatically. Across 7+ years and multiple properties, it's let me grow the portfolio without growing the workload and guest experience has only gotten better because of it.

**What do you like best about Hospitable.com?**

I can now control multiple door locks for a property if you have multiple smart locks. Financial reporting has gotten much better over the last few years with a nice dashboard on top of exporting to csv.
Lots of townhalls to explain and introduce new features and submit feedback. Plenty of support options, and support responds quickly and with care.

**What do you dislike about Hospitable.com?**

Only mild issue is the phone app (on android, but I heard iphone does it as well in the townhalls) logs you out once in awhile, and you need to log back in. 

**Recommendations to others considering Hospitable.com:**

Come on in, the water is fine. If you want, you can run Hospitable on top of another PMS that is API connected like I did at first, but then hospitable worked so well I just use them now.

**What problems is Hospitable.com solving and how is that benefiting you?**

Hosptiable solved cross platform communications for me, and cross platform booking calendars for myself and the cleaners. Automated messaging also frees up alot of time and effort and with Hospitibale the guest communications seem easy. 
Hospitible is working out a few bugs with the door lock integration and so that has been going better (new feature within the last few months, so it wasn't going to be perfect). 
Support is pretty great with Hospitable as well; support responds quickly and usually with a quick fix or how to.

I use Hospitable.com for managing my short-term rental and it's great because it helps me automate calendars across different OTAs, set my pricing dynamically, and manage my guest communication. I also really like how it manages my cleaning crew notifications and provides in-depth reporting on the performance of my STR. It's easy to use and understand, and I appreciate the good AI support assistant that helps me resolve most of my questions. The frequent feature updates are amazing, and the active community is great for bouncing ideas off of. Overall, it makes it really easy to use and be the one-stop shop for my STR needs. The initial setup was pretty easy, and the UI has only become easier over time.

**What do you dislike about Hospitable.com?**

I wish there were more design options for the Direct Booking website and the guest portal. Since the guest portal isn't up to snuff, I have to use another vendor.

The initial setup of Hospitable.com was easy, and I find it very useful.

I need to get more comfortable with the functionality however I've had no problems or issues. It would be helpful to have functionality to build a customized digital guidebook for my property.

Managing six properties in two countries with listings across multiple platforms can be challenging, so having a reliable calendar sync solution is critical, and Hospitable.com works very well for this. I also appreciate their very good customer service, which enhances the overall experience.

The setup is long and could be optimized. We had some problems connecting the listings, but in the end it was all sorted out.

I love working for Hospitable.com because it's so easy and smooth, and the communication is great. As a professional house cleaner taking care of Airbnb and Vrbo houses, I appreciate how they send me information and help me keep in contact with guests. This really improves our reviews because I'm able to communicate effectively. I also like that I don't have to wonder about what kind of people are coming in, as it gives me their phone numbers, past booking information, and I can see guest reviews. Overall, communication is the key to good service, and Hospitable.com nails it.

I use Hospitable.com to manage guest communications and calendar management for my rentals. I love how it automates common guest messages, customizing them with guest information, which is the #1 time saver for me. It ensures my calendars are synced across multiple platforms and even provides a direct booking website engine. The software is user friendly and feature rich without being overwhelming, making it easy for me to set up and manage as a single user-operator. The user interface is great; I can find what I need clearly and efficiently. The initial setup was great as well.

Every once in awhile I'd like a more detailed customization. For example, I can set up autoresponders for things like 'questions about parking,' but Hospitable will often misinterpret whether guest messages require this specific response (i.e. when a guest tells me what number of cars they're bringing vs. when a guest asks for specific parking location information).

I like that Hospitable.com is very easy to use, which makes handling guest information straightforward. I appreciate the ability to see details of every guest's visit, including all the charges, which ensures I have complete visibility over the bookings. I also like that I can tell where the bookings are coming from, knowing which website each guest used—a detail I lacked with my previous manager's system. Additionally, setting it up through my property manager was very easy.

I honestly can't think of anything that is not satisfactory at this point.  It is easy to use, with lots of information

I like the automations in Hospitable.com because they help reduce the time spent doing repetitive tasks. It automates guest communications and workflows for housekeeping and pricing, which is really helpful for managing my vacation rentals.

**What do you dislike about Hospitable.com?**

I need to tell how their customer service is TERRIBLE and, even though I used them for years, I probably won't any longer because they don't take care of their customers. Customer service and billing discretion need SIGNIFICANT improvement. They take a LONG time to even address issues and, a same-day payment issue caused by a card change was resolved within approximately one hour (of my learning of it), yet resulted in permanent loss of a legacy rate with no escalation path or discretion applied. The ticket was later closed due to a holiday without resolution (both instances happened over holidays - Christmas and New Year respectively - not during working hours). This wasn't a product failure- it was a customer experience failure. Policies were enforced rigidly without consideration of timing, intent, or customer tenure (I'd been using them for years). A clearer escalation process and reasonable grace for same-day issues would greatly improve trust and retention.

I really like that Hospitable.com is constantly adding new functionality and is open to new requests, which makes it a great company to work with. They continually add new functionality that often is a game changer in managing multiple properties on multiple platforms. I also really like the guest messaging feature that allows for extreme granularity while working from central messages. It's helpful to create slightly different messages for different booking platforms and have 'one source of the truth.' Their support during initial setup and implementing new functionalities was great. I also appreciate their bi-weekly Town Halls announcing new features and opportunities for early testing. Additionally, Hospitable integrates seamlessly with platforms like Airbnb, VRBO, and others for managing various aspects of my rentals.

Nothing really - great product and great team behind the product.

**What do you like best about Hospitable.com?**

You get everything in one place, no matter which platform you’re renting on, and it also works perfectly for direct bookings. Hospitable keeps improving almost every week. Since I started, I’ve seen so many major updates: the use of AI, Direct Bookings, Dynamic Pricing with the ability to fine-tune through rule sets, the Guest Portal, and the Hospitable Community. There are honestly almost too many to mention – and these have all happened just in the last few months.

And not to forget their incredible support team. I don’t think I’ve ever waited longer than maybe 15 minutes for an answer – and they’re not only the sweetest, but also so understanding and endlessly patient, always making sure you get the best help possible.

**What do you dislike about Hospitable.com?**

Well, there’s really not much. The only thing that’s difficult for me – but that’s something that can’t be generalised – is that I can’t take full advantage of everything they offer with Direct Booking. My properties are in Bali, where Stripe still isn’t available as a payment option, and as long as no other options are added, I won’t be able to make full use of it, which is a pity. And as far as I can see, there must be quite a few hosts in other countries facing the same problem. I do understand they need to focus on their main markets, but still … this is really the only thing I “dislike”.

Sorry, booking.com – but to say it nicely, working with the Pulse App is … not exactly easy. In fact, it’s rather frustrating. That’s what made me start looking for a PMS in the first place. I never expected, though, to get so much out of it. It has made my life, and the lives of my co-host and manager, so much easier in so many ways. From the calendar to the combined inbox, Dynamic Pricing, automated reviews – the list just goes on.

Absolutely nothing. From the fact that their 'support' is hosted by an AI bot, to the fact that they defrauded us of thousands of dollars, there is nothing I would say that would be in favour of hospitable.com

They took our money and then didn't provide us with the accommodation we had booked. Their support was nonexistent and they have not apoligised.

They took our money and provided us with no support other than an email every few days saying they were investigating why we had no accommodation we'd paid for. They are fraudsters.

I have been using Hospitable.com for managing my short-term rentals, and I am thoroughly impressed with its user-friendly nature. Setting it up was easy, and the tutorials and help section provided ample support to answer most of our queries. The integration capability is phenomenal as it seamlessly works with our connected devices such as door locks and thermostats, allowing us to automate activation with booking schedules. I also appreciate the cost-efficiency it provides by collecting user information and payments through a direct site, which simplifies rebooking and listing management. Additionally, Hospitable.com offers excellent automation features with an AI assistant that writes and responds to guest reviews and connects smoothly with our cleaning crew to keep them informed. The calendar feature is indispensable for organizing everything in one place, enhancing our operational efficiency. The customer support team is remarkable, always easy to reach and quick to respond, making it highly reliable for property management. I really appreciate the affordability and comprehensive support that Hospitable.com offers.

I don't find the notification system for upsells to be fully optimized yet. The current setup requires me to manually check for upsells, and it doesn't effectively notify my team or me when an upsell happens, nor do we receive a payout notification. This causes inefficiencies and requires manual oversight to manage upsells effectively.

**What do you like best about Hospitable.com?**

Hospitable.com is a great tool for managing short term rentals. Easy to set up and easy to use. It takes a lot of the mundane management and day to day tasks and automates them. It works with multiple platforms and keeps everything in sync. The ability to automate check in/check out instructions, set lock codes with backup codes and automatically communicate with guests saves a ton of time. Also the sync with Quickbooks makes financial reporting easy.

**What do you dislike about Hospitable.com?**

I would like better filters on properties. I get notifications on all properties but I only manage 3 and my team mate manages 6. It would be great if I could have it where I only got notified on the ones I manage.

Streamlines day to day tasks and guest communication. Makes financial reporting easy. Saves me time. Lots of time.

Seamless integration with AirBnB and VRBO. I like that I can update my prices in Hospitable and it will automatically update my pricing on both AirBnB and VRBO immediately. It makes it easy to keep things consistant.

I am using Hospitable for my 7 listings to combine all bookings and enquiries and to sync all calendars and prices. It's even succeeded my expectation with the AI messaging, automatic messages, the new dynamic pricing and there are constant updates and improvements which save me a lot of time and work and make hosting more save with the verification and deposit process. It's very reliable and I like just having to use one app for all bookings. I can easily scale my business now and can work more efficient and professional. Taking direct bookings with automatic agreements is another great bonus from hospitable.

The app doesn't work offline and when I travel, I can not use it.

I've had been running 4 Airbnb's that would take up most of my time each day, and cause stress whether I had remembered to do something (I'm adhd). Once I automated using hospitable, it removed 95% or more of the work and stress. I can be fishing, see a booking come in and know it's done; from messaging the guest, to sending lockbox details a couple days before checkin, to booking my cleaner and providing them a calendar to follow. So easy, set and forget. It's like having a management company look after your property without the 20-40% fees

Not much I can put down. Not having a direct site was the main downer, but that's been in place nearly a year now as I was in the beta program; this feature is being released to everyone in the coming weeks I believe.

I like the message improvement option in the messaging.  It seems small compared to everything else Hospitable does, but it saves me so much time because the updated language is sooo good. I write something basic and it turns it into a super friendly, perfectly toned message. Makes sure my messages, even the ad hoc ones, are professional and friendly without being too much.

I still can't tell what is being sync'd to or from what platform, I can't find how to reset it, and it has caused a few issues that cost me.

Hospitable has been a wonderful platform for helping me with my property management business. Having 9 properties is tough to manage with the help of one other person on my team. However, being able to send automatic messages to guests, using the Suggested AI replies, and keeping each of my properties' information and guests organized has been a dream. It is super easy to use and add new properties we acquire for a quick and easy setup. My team and I use Hospitable every single day and love the new updates and Town Hall meetings that they put on for us users. Hospitable is a platform that actually listens and wants to help make the platform better by listening to users' suggestions on things we would like to see.

**What do you dislike about Hospitable.com?**

As with any software, there is always room for improvement. One thing I would love to see is a platform for Owner Dashboards where my owners are able to see things like metrics, calendars, etc. Another feature I would love to see is more customizations for direct booking websites. I like having a website built out by Hospitable but I would love to see sub-pages added like an 'about us', 'contact us', or 'hire us as your property manager' type pages.

I have added two properties from scratch upon signing up on the hospitable platform.  From A-Z I needed the help documents, the chat feature, and leaving an email contact to learn my way.  It is an intuitive platform, with lots of bells and whistles

**What do you dislike about Hospitable.com?**

It is a powerful platform that can be overwhelming for a newbie.  I did appreciate two- 30 min onboarding calls, when I know only one is offered normally.  There are plenty of help videos, rewatching town halls and other best practices, but you still have to take the time to make sure all items are set up correctly on the platform, and that Hospitable is "talking" to the other booking sites, like AirBnB, VRBO, etc.

Intergrating smart home products into the platform to manage.  Automated locks, cameras and other smart home products are continuing to be added and intergrated into the platform.

I love using Hospitable. Not only is it simple to use, they are constantly adding new features as a result of host feedback. They host calls where you can listen in on changes and new features on the horizon and then give feedback on existing features. It's is easy on the eyes unlike some other property management software that is ugly and difficult to use. Hospitable is also easy to set up and integrate with Airbnb and VRBO.

Automating all of my guest messages has saved me so much time.  I use the automated message list as a way to see what is coming up in my rentals.

The support is top notch, if I ever have an issue they are there to make sure everything is fixed and I understand.  Very much appreciate the town halls too.

Currently their Direct Booking doesn't have a guest portal but they are in the process of making one.  Excited for that to come out

Messaging/guest management so I do not have to create messages for guests.  I appreciate how customizable they all are.  Calendars for all properties in one place and connecting all listings per property together.  It was easy to connect pricelabs to do pricing. •	A Dashboard that can help recommend listing opportunities to me – Did I optimize the listing, Should I lower the minimum night stay, should I allow pets, is there more than 20 pictures
•	Faster Integrations with other companies – Beyond Pricing, WheelHouse, TripAdvisor, Houfy, Facebook Marketplace, Booking.com, etc. 
•	More Manual AI Question Detection – Such as do you have a balcony, are there resort fees, how to use spa, how to use pool, etc.  This is a very IMPORTANT feature that reduces my time that I have to spend responding to guests with the same questions.

•	Artificial Intelligence (AI) Questions – This is one of my most used features of the platform.  It is very helpful in saving me time when guests don’t always read the instructions. 
•	I use the SmartBnb Desktop app (non smartphone) to message guests versus Airbnb.com.  It is much easier and I use automated templates where I can click a button and the template is displayed to the guest.

Customer service can be a little challenging if I have a specific question on my account.

**What do you like best about Hospitable.com?**

Hospitable makes it incredibly easy to manage my listings across VRBO, AirBnb, and my direct booking site all in one place. I can manage a single calendar for each listing, and any changes or updates are pushed to all the booking sites automatically. Direct integration with PriceLabs is a breeze.

For those who work on custom integrations, Hospitable provides a free API which I use to send reservation data to my custom booking site. The documentation is absolutely fantastic and easy to understand.

There's also a mobile app that is surprisingly well built. If I get a message from a guest, I get a push notification and can respond immediately.

**What do you dislike about Hospitable.com?**

The connection with VRBO is unstable at times. The issue is on VRBO's end, and Hospitable does a great job communicating when there is downtime and when things will be resolved, but it's a consequence of using a management platform.

**What problems is Hospitable.com solving and how is that benefiting you?**

Hospitable helps manage my properties all in one place. I previously used an excel spreadsheet, but it quickly became a hassle when I had to constantly update calendars to reflect new reservations, cancellations, etc.

**What do you like best about Hospitable.com?**

As a software developer for an automation team, I am super focused on creating systems that allow the computers to do what they are good at, and the humans to do what they are good at. Hospitable excels in this area! 

I can tell that the developers at Hospitable have put a lot of thought into their implementation of automation rules. As an example, nested "Custom Codes" are supported. What this means is that I can build rules for things like check in / check out messaging that react to a large set of variables. How long is the guest staying? How long before check-in did they book? How many people are in the party? Is the property booked the night before or after a new reservation?  I can customize my messages based on all these criteria while also not having to duplicate my human effort. Using the support for nested "Custom codes" means that when I update my messaging, I don't have to update it in several places. I can have a single source of truth for the main body of my messages and then create custom additions to the start or end of the message based on the variables I am evaluating. 

Getting to the "focus on the human" part, Hospitable has many useful suggestions for improving the guest experience and profitability. For example, they have a suggested workflow for notifying guests that the nights after their check-out are available and how to offer that they extend their stay for an additional fee. I had not thought about that option, and I've been experimenting with implementing it. 

Another thing I like is their development transparency and the responsiveness of their customer support. When I discover an area that I think could use improvement, they either show me that they already have it on the feature request list and let me "watch" the progress, or they add it to a feature request list that is viewable by the platform user. Very cool. The customer support team is also very knowledgeable and has the ability to view screenshots and videos that I upload - to help demonstrate an issue or request. 

Lastly, I like the UI. It's clean, clear, intuitive, and easy to use on Desktop and Mobile.

**What do you dislike about Hospitable.com?**

The auto-save feature is both convenient and frustrating. Sometimes, I am just experimenting with changing my messaging, and I am not ready for it to save. The auto-save feature will save my updates as I am experimenting with them. I want the ability to toggle this feature off. I made this suggestion, and the support team added it to the "Feature Request" catalog! 

There are also some inconsistencies in their automation rules when it comes to "less than X days" or "more than X days". Some rules are inclusive of the day, and some are not. A "less than or equal to" condition might solve this issue. Again, support was very comprehensive when investigating this and provided workarounds that are not elegant but do solve the problem. I'd like to see this area improved.

Hospitiable reduces the hands-on time I spend managing my vacation rental and provides my guests a consistant and professional expererience.

I've been using the automations I set up for a couple of years. I just started using AI, now saving even more time!

Sometimes, the automated messages bury questions that guests have asked me, and I miss them. I'd love a feature that reminds me of a message I missed or have not yet replied to from a guest!

Mostly it helps bring response times up which helps a lot with reviews!
