What do you like best about folk?

As a Commercial Real Estate Operations Manager based in Dallas, what I like best about Folk is how simple, clean, and people-focused it is compared to every bloated, overcomplicated CRM we’ve tried for our leasing and tenant deal work. Our small team handles office, retail, and industrial leasing all across the DFW area, and most real estate CRMs are packed with useless features that just clutter up our workflow. Folk keeps things lightweight and flexible exactly how we need it for brokerage pipelines and tenant management.

The biggest win for us is how easy it is to customize every contact and deal workflow to match our actual leasing process. We don’t do generic sales deals — our work includes property tour scheduling, tenant prospect follow-ups, LOI submissions, lease negotiations, and final lease execution. With Folk, I was able to build out our exact leasing pipeline stages and add custom fields for property square footage, tenant type, lease term, and asking rate. It took me no time at all, and I didn’t need any IT support.

We had a perfect example of this recently with a retail tenant prospect looking to lease a small shop in North Dallas. The prospect was shopping multiple properties, and our brokers were juggling tour times, follow-up calls, and document requests. Before Folk, this would’ve been messy — tour notes would live in texts, follow-ups would be forgotten, and deal updates would be scattered across emails. Inside Folk, we logged every tour feedback note, set personalized follow-up reminders, and attached all property flyers and site plans directly to the deal. Since the platform is so intuitive, our entire team stayed aligned on where that tenant stood in the process, and we ultimately moved forward with their lease LOI much faster than usual.

I also love how clean the contact database is for tenant and broker relationship management. In commercial real estate, we reuse contacts constantly — landlords, repeat tenants, local contractors, and fellow brokers. Folk lets us tag and categorize everyone clearly, so we can instantly pull up past interactions, old lease deals, and previous tour history.

On top of that, the mobile experience is fantastic. Our brokers are always out touring properties around DFW, and they can quickly update deal statuses, log quick notes, or check upcoming follow-ups right from their phones. No lag, no confusing menus.

Overall, Folk stands out because it’s built for actual relationship work, not just rigid sales tracking. It keeps our leasing pipeline organized, cuts down admin time, and lets our team focus on closing deals instead of fighting with our CRM. Review collected by and hosted on G2.com.

What do you dislike about folk?

While Folk works great for basic contact tracking and simple leasing pipelines, it’s missing a lot of features we really need for commercial real estate work here in the DFW area. Our small team manages office, retail and industrial properties, and we quickly hit limits when we try to track property-specific details and tenant documents inside Folk. It’s built for general relationship management, not property leasing, so there isn’t a native way to create separate property records. We have to manually add all building details, square footage and lease terms as custom fields on deal records, which gets messy when we have multiple prospects looking at the same property.

Reporting is another big letdown. We need to pull regular summaries for our leadership, like active lease prospects, tours scheduled each month, and deals waiting for lease drafts. Folk’s built-in dashboards are pretty basic. A couple months back, I tried to build a report to track all active retail leasing deals across Dallas and Fort Worth. I spent a while setting up filters, but the dashboard couldn’t break down metrics by property type. I still had to export raw CSV data and build charts in Excel afterward, which adds extra admin work every week.

Automation options are also very limited. We wanted to set up simple triggers, like sending a follow-up email to prospects automatically after a property tour, or creating a reminder for our brokers once an LOI comes in. Most of those workflow tools are locked behind the higher-priced Premium plan, and even then the automation rules aren’t flexible enough for our leasing workflows. We also found the native integrations pretty thin. We hoped to connect Folk directly to our document tool DocuSign for lease paperwork, but there is no native connector. We had to build a workaround through Zapier, and it’s not fully reliable. Sometimes deal statuses don’t update after a tenant signs a document. Review collected by and hosted on G2.com.
