I usually have a problem with using my own phone number. That's the only problem I ever have.

I like the training academy in AppFolio Property Manager. The breakdown of different tasks and departments is very helpful. It's helped me locate certain reports or tasks faster, and I've learned new things to move more efficiently.

Same - communication. There are some things that I cannot share due to certain restrictions in my settings.

What I find especially helpful is Real-X Assistant. Whenever I need help with something, Real-X makes it easy to get things done and complete whatever task I’m working on.

So far, everything works for our office!

AppFolio Property Manager helps us organize our work orders and assign maintenance requests to our employees. This is beneficial because, once a request is assigned, it goes directly to the employee’s email. That speeds up the process, improves follow-through, and helps keep tenants satisfied.

I really like being able to chat with the AI assistant anytime I need the answers are always very clear and helpful

Our property management company is based in a different time zone, and I don't have access to set it to my current time zone, so when I send out showings or texts its always off PST time, but I'm located in MST. I wish we could switch this

My favorite update has been automatically enrolling in liability insurance. Its very helpful

There’s currently nowhere to host HOA information for managed properties. Adding a dedicated place for this would be a no-brainer.

accounting platform is antiquated and reporting is not robust enough
Has the company bookkeeper, I find so many options that are great but can only be used in mind of the appfolion who came up with the idea.  
all data fields should be available in all reports.  
I use appfolio every day for the past 10 years and many of these issue have gotten worse ,in  particular 
Customer support can take days to reach a personal response.

collection of tenant data and payments save me time posting receipts
I have been able to find work arounds for the many short comings of this system
I would not recommend it for accounting functions and suggest a compatible software if your books are auditedm

The help section is an outstanding resource, particularly for my new staff members who are just starting to use Appfolio. Overall, I find the platform to be very user-friendly, and the navigation is excellent. Customer service and account management are also fantastic.

**What do you dislike about AppFolio?**

As we oversee more than 9,000 properties across four different states, having the ability to organize specific letters into folders by state would be extremely beneficial. While it might seem like a minor detail, managing correspondence for 27 branches, each with their own unique requirements, can become quite overwhelming without this feature.

**What problems is AppFolio solving and how is that benefiting you?**

I believe that the introduction of the Realm X feature and its workflows has made the user experience more straightforward and reduced the amount of time needed for training.

What I like best about AppFolio Property Manager is how much it improves efficiency and communication. The automation tools and resident portal simplify workflows, reduce manual work, and create a better experience for owners, tenants, and managers alike.

There’s a bit of a learning curve, and it can take time to fully utilize all of the features, but once you do, it’s very effective.

AppFolio continues to get better every day. Over the four years that I have been using this software, I have seen significant improvements. It has become much more user-friendly, and I now rely on it daily.

**What do you dislike about AppFolio?**

The accounting tools are less than what we need.  Understanding accounting is not what brings in the money, I am confident you will get there, or close.
Customer support has been a challenge, but I see improvements.  
We continue to struggle in our attempts to implement combining our three platforms to one.  With this implementation we will be able to start integrating new programs we desperately need.

**What problems is AppFolio solving and how is that benefiting you?**

AppFolio provides reports, which makes my everyday easier.  Continued improvements to reporting will be a better benefit.

I am able to manage the records of each one from a single interface. Moreover, I am able to send a mail to all my residents through a single mail

It's not able to tackle the short term rental of a week or less

Without appfolio- I might need to jump on 3 or four software to resolve the issues however, with Appfolio all my residents are at one place.

Moreover, the other important bit is that my residents are able to submit their maintenance issue through Appfolio

I truly appreciate how Appfolio seems to understand the most effective ways for my staff to accomplish their tasks. The data is presented clearly and is easily accessible to everyone who needs it. I have not experienced any crashes, and the platform has proven to be consistently reliable. It really feels like the Corvette of property management software. If you are serious about your business, this is an essential tool.

Sometimes response is slow but if it has always been quality when dealing with their customer success team.

**What do you like best about AppFolio?**

Appfolio is a very user friendly program. I have been using it since 2016. I have had to train accounting staff and property managers on Appfolio and was able to do it with ease. Their HELP chat feature is a great plus. If you run into any complications you get help support relatively quickly. When we switched over to Appfolio it was an easy integration process. The only thing that wish Appfolio could handle better is Seasonal Rentals. It is not geared to handle those very well.

AppFolio help our property managers tremendously. They are able to do inspection and upload their pictures and inspections immediately. They are able to create work orders and send information to the Vendors right away if they see any issues. AppFolio has helped our property management processes a lot.  It saves a lot of time for our property managers. We really like the work order and billing processes within Appfolio as well.

**What do you like best about AppFolio?**

I love the ability to customize the reports and if there's not a report that you need, 9 times out of 10 Appfolio can create it for you.  The benefits of being able to text and send emails to the tenants and home owners is vital for documentation and record keeping.  None of us like making mistakes but pretty much anything you can do, you can also undo, which makes correcting errors a breeze.  What's great too is that if there's something you need to figure out, customer support is very quick and helpful on walking you through training.  I've been been in property management for over 30 years and this is by far the best program that I've ever worked with.

**What do you dislike about AppFolio?**

Really don't have much to complain about but if I did, maybe the listing of reports, wish it was better explained at what each report gives you or maybe a better way of how it is categorized.

**What problems is AppFolio solving and how is that benefiting you?**

The flow and ability to communicate with tenants and owners, being able to pull up reports and customize those reports for just what I need is so beneficial.

Accounting Management: Reviewing and approving invoices, posting charges and credits, processing owner disbursements, managing reserves, and ensuring ledger accuracy.

Bill Pay & Vendor Coordination: Overseeing bill entry and payment processes, rejecting incorrect invoices, and communicating with vendors through AppFolio’s billing interface.

Maintenance Oversight: Coordinating work orders, reviewing technician notes, tracking job completion, and using AppFolio reporting to identify trends or inefficiencies.

Move-Outs & Security Deposits: Completing disposition letters, documenting tenant damage versus wear and tear, and issuing proper deductions with attached evidence.

User Access & System Customization: Managing user roles and settings, updating workflow templates, and training team members on how to use AppFolio effectively.

Reporting & Compliance: Running custom reports to monitor rent collection, maintenance costs, and lease renewals; using AppFolio’s tools to ensure compliance with Rhode Island housing laws and agency requirements.

i dislike they still dont have automation for their basic processes. We have to use Lead  Simple which we dont love

The AI Xrealm feature has been a huge improvement. It has agent mode now that is able to gather better data and deep dive into investment % returns, add recurring charges to all property tenants with the click of a single button, and check to see from a property wide perspective which leases are ending soonest. 

**What do you dislike about AppFolio?**

Tenant rent payments take 3-5 business days for it to hit the bank account. Owner distributions over a certain amount take 3-5 business days. Processing time for transfer of funds is limited. I believe anything over $20k takes 1 business day. 

**What problems is AppFolio solving and how is that benefiting you?**

I moved away from spreadsheets and excel documents. Everything is integrated in the system. Units, tenant ledgers, and full accounting.

The functionality supports a broad spectrum of use cases and requirements, enabling users to manage properties efficiently. The available functionality is often very easy to learn and use and can be easily explained by support as well.

AppFolio Property Manager appears to be primarily designed around leasing and unit management, with additional features incorporated afterward. Although this lease-first approach is often beneficial, it can restrict certain actions when unusual or less common scenarios occur.

The service allows us to manage all of our properties in a combined database where we can effectively operate the entire portfolio, while building repeatable processes. It also allows us to connect with our customers directly, addressing problems quickly and effectively.

It is great that you can do almost everything in one software. It is very stressful when you have to use many different software to get things done. I spend my full day in the system, and it's great that we can text, email, and send out notices to communities,

I wish that when you are trying to get owners to set up their online portals, that you could edit the message that is sent out, so that owners don't block the email and never set up their portals. Example: HOA management, when you need owners to have a portal up and going, to have notices sent out to them.

over all the software dose what I need it to do. I have been using it since 2016 and there are so many changes that have been made over the years that things are going well.

Entering PO's and converting them to bills seems to take much longer with several more steps then our previous software. Also the reports tab is not very user friendly.
