**What do you like best about Funnel Leasing?**

Funnel helps Leasing Consultants focus on what's really important - the customer experience/journey. With the AI features and automated tasks, it takes care of the mundane items so the Leasing Consultants can focus on providing better phone and face to face conversations. They can spend ore quality time with their prospects while Funnel is working to follow up with their other prospects.

**What do you dislike about Funnel Leasing?**

It's hard for me to pick something because I really enjoy using Funnel, but the only thing I can think of is the lack of seamless integration with 3rd party software. For example, we currently use the IDV product and I wish everything could be handled all in Funnel with the workflow instead of having our teams also go into Plaid. Plaid is NOT user friendly at all so it's a struggle to work with a platform that is so user friendly (Funnel), but then need to switch to something that isn't to accomplish a task. I wish our users didn't have to leave Funnel at all.

**What problems is Funnel Leasing solving and how is that benefiting you?**

The main business problem it solves for us, and the reason that we switched to Funnel, is centralized-type guest cards. We have numerous sister communities that share the same leasing teams so it was a struggle for our Leasing Consultants to manage multiple guest cards for the same prospect. Our teams love that they can see all activity about a prospect in one place and can do one follow up, but include information about multiple communities. It's a huge time saver for them, not to mention much easier.

**What do you like best about Funnel Leasing?**

What I like best about Funnel Leasing is how willing their team has been to grow and evolve the platform alongside our business. As our company has continued its centralization journey and introduced new operational roles, Funnel has worked hand-in-hand with us to customize workflows, permissions, and processes that support those changes. The platform is intuitive for our onsite teams, while our corporate team relies heavily on the robust reporting and analytics to make informed decisions. One of the biggest benefits has been Funnel's commitment to innovation. New AI-powered features are continuously being introduced and refined, helping us streamline operations, improve leasing performance, and create a better experience for both our teams and prospects. They have also made it easy to integrate with other platforms and adapt to evolving business needs, helping us navigate organizational changes with minimal friction.

**What do you dislike about Funnel Leasing?**

One area for improvement is platform performance, as certain pages and reports can occasionally be slow to load. Additionally, while the reporting capabilities are very comprehensive and provide access to a significant amount of valuable data, the sheer volume of information can sometimes feel overwhelming. It can take time to identify the right report or locate the specific insights you're looking for. Continued enhancements to report organization, search functionality, and data navigation would make an already powerful reporting suite even more user-friendly.

**What problems is Funnel Leasing solving and how is that benefiting you?**

Funnel Leasing has helped us centralize our leasing operations, giving us greater visibility into performance across our portfolio and enabling more data-driven decision-making. The platform allows us to identify our top-performing team members so we can recognize their success, share best practices, and support their continued growth. It also provides valuable insights into which lead sources are generating the best results, helping us allocate marketing dollars more effectively and improve overall leasing performance. By bringing reporting, prospect management, and performance metrics into one platform, Funnel has helped us operate more efficiently while improving accountability and visibility across our organization.

**What do you like best about Funnel Leasing?**

What I like best about Funnel is the visibility it gives us into our entire leasing process. As someone who trains property managers and supports multiple communities, I can quickly see where our leads are coming from, how they're progressing through the leasing funnel, and where opportunities exist to improve conversion rates.

The marketing attribution reporting has been especially valuable because it helps us evaluate our advertising spend and make data-driven decisions instead of guessing which sources are performing. I also appreciate how easy it is to identify unassigned leads, coach onsite teams, and hold everyone accountable for follow-up.

Overall, Funnel has become an essential tool for both our leasing and marketing teams. It provides the insights we need to improve performance while remaining easy for our onsite teams to use every day.

**What do you dislike about Funnel Leasing?**

There isn't much to dislike, but I'd love to see more flexibility in customizing reports and dashboards at the portfolio level. As a corporate user, having additional filtering and reporting options would make it even easier to analyze trends across multiple communities. I'd also like to see more proactive alerts for items like unassigned leads or follow-up opportunities. That said, the Funnel team is very receptive to feedback and continues to improve the platform with new features and enhancements.

**What problems is Funnel Leasing solving and how is that benefiting you?**

Funnel has helped us centralize our lead management and gives us complete visibility into the leasing process from the first inquiry to a signed lease. Before using Funnel, it was much more difficult to identify where leads were coming from, monitor follow-up, and measure the effectiveness of our marketing efforts.

The platform allows us to track conversion rates, identify opportunities for coaching, and hold our onsite teams accountable for timely lead follow-up. It has also helped us make better marketing decisions by showing which advertising sources are generating the best results, allowing us to invest our budget more effectively.

From a corporate perspective, Funnel has become an invaluable tool for training, reporting, and improving operational performance across our portfolio.

some limitations in what we can control or edit on our side (partner side) vs. what needs to be changed by the Funnel team on the back-end

streamlining communication into a single platform with action items for the teams. Syndication of listings into various outlets from a single source. Automation and AI agent supports prompt responses and reduces team's workload. Useful, yet a bit slow at times, reporting dashboard with insightful information.

**What do you like best about Funnel Leasing?**

I like the reporting feature in Funnel Leasing because it helps us see where our teams need improvement. It allows us to identify how many calls are picked up, what the response time is, and whether follow-ups are being completed within a timely manner. It's helpful for ensuring that communication is regular and effective.

**What do you dislike about Funnel Leasing?**

The integration with Intrada was challenging, and we still have hiccups where data from one property will show up at another property and vice versa. The other item would be generating quotes. They do not work all of the time. The initial setup was very challenging.

**What problems is Funnel Leasing solving and how is that benefiting you?**

I use Funnel Leasing as a CRM platform to track calls and communication. It automates initial follow-ups, prompts team follow-ups, and ensures regular communication, especially helpful during busy office times.

**What do you like best about Funnel Leasing?**

The people who work there. Our reps have been wonderful and attentive I love working with them and the support they provide us. The interface was confusing when I first began using it but the constant improvements along with how easy it is to learn and navigate have been made my experience with Funnel a good one.

**What do you dislike about Funnel Leasing?**

I wish there was a tips and tricks guide book from a corporate side. I know there is a site one but from a corporate level it would be so helpful for training and onboarding. Additionally, a connection to Voyager 8 to sync fees.

**What problems is Funnel Leasing solving and how is that benefiting you?**

It was already being implemented when I joined my team!

I like the editability of Funnel Leasing, especially the ability to create automations based on nearly every trigger which is very convenient. Funnel Leasing also offers a user-friendly interface that is easy for our teams to grasp. The AI and automation tools streamline communication and save time for our onsite and centralized teams. Additionally, the integration with Engrain works well, enhancing our workflow.

**What do you dislike about Funnel Leasing?**

The integrations with our PMS are not 1:1, so this causes a lot of double work for our teams.

Funnel Leasing streamlines communication with automations and AI, saving time for our teams. I appreciate its user-friendly interface and flexible automation triggers. However, the PMS integration causes redundant work.

Funnel Leasing has been helpful for nurturing leads with the Virtual Leasing Assistant, providing instant responses, ongoing lead nurturing, and tour scheduling. Our integration with Funnel has also allowed our onsite teams to spend more time focusing on prospects and residents.
