Vicinalia is a property due diligence platform for Italy. Enter an address, a cadastral parcel (foglio and particella) or coordinates, and get a report of more than 30 pages on the building or plot of land and its surroundings, built from 50 official open data sources, each cited with the date of the data.
The report covers 32 topics: flood and landslide hazard, seismic zone and expected ground shaking, price per square metre in the area as official Revenue Agency (OMI) ranges and local sales volumes, the cadastral plot and its buildings, the local land use plan, energy ratings of the building, contaminated sites and industry nearby, air quality, noise, summer heat, green space, services, public transport and broadband. It closes with a buying guide listing the questions to ask and the documents to request.
Built for real estate agencies, surveyors and valuers, notaries and property investors. Professional plans include unlimited reports, side-by-side comparison of properties, Excel and CSV export, property monitoring with alerts, an API and a widget for your website. The Studio plan adds up to 5 team accounts and your own brand on the PDF. Every address also gets a free liveability index (0-100) and its cadastral parcel.
The website is available both in Italian and English.
