Pricelabs lets me see the high demand days as well and how the market is doing. So I see the % of rentals in my market booked in the next 7, 30, and 60 days. And compares me to those rentals in my market. I can set up a base rate and a min price per night. It helps me make available and price orphan days. Prices are updated daily and it integrates with houfy. For $21 a month for 1 property, I can quickly update prices across all platforms. Increase or decrease the price. I did notice that my future bookings decreased with pricelabs. Its helping me fill out my days now within the next 30 days but I'm ok with that. I've only had 1 to 3 nights open in July and back. Aug and Sep have been slow months. I realized I needed a pricing strategy back in March when I got a request for Thanksgiving with very low prices through Airbnb smart pricing, nothing smart about it, lol
