OpenSty gives each vacation rental its own commission-free direct booking website, built from the host's own details: photos, prices, a live availability calendar, a booking request form, and pages for the area, reviews and common questions. Each property gets its own address (yourvilla.opensty.com) or a domain the host owns.
Guests send a booking request and the host confirms or declines each one. By default the host arranges payment directly with the guest, for example by bank transfer. Optionally the host connects their own Stripe account: the guest's card is authorised with the request, charged when the host confirms and released if the host declines. OpenSty takes no commission and never holds the money; hosts pay only a monthly subscription (Solo, Pro and Agency plans for 1, 5 or 50 properties).
Other features: iCal calendar sync with Airbnb, Booking.com and VRBO every 15 minutes, with alerts when a feed breaks; seasonal pricing, fees, discounts and minimum nights; damage deposit holds on the guest's card; scheduled guest emails; one site for several properties; site designs chosen by hand or through an AI design chat; a Promote tab with a site score and tracked links; and a booking coach that suggests ways to fill open dates. Booking pages and the dashboard are in English, Slovenian, Croatian, German, Italian, Spanish and French.
OpenSty is not a marketplace or a channel manager. It is built for hosts and small property managers with 1 to 50 rentals who take direct bookings alongside Airbnb and Booking.com.
