Marpel360 Fincas is an incident and supplier management app for property managers of homeowners' associations who don't want to switch their management software. It works on top of the one they already use. An AI agent answers owners by phone and WhatsApp 24/7 and logs each report with the community, building and affected asset. Every incident is assigned to whoever handles it and tracked until it is closed. Urgent issues reach the manager with the full context already gathered, and anything that requires judgment is always decided by a person. It includes a profile for each community with its buildings, assets, suppliers and documents; preventive inspections; quotes and invoices per supplier; draft debt certificates, meeting notices and work orders, reviewed by a person before they are sent; and an owner portal.
