What is Havn?

Owners sign in to pay dues, turn on autopay, read documents and notices, send requests, reserve amenities, and vote, from a phone or a laptop with nothing to install. Every co-owner gets their own sign-in, and a receipt reaches everyone on the home the moment a payment lands. Behind the portal is the whole office on one record: • Fund accounting a treasurer can run without a CPA, with operating, reserve, and special assessment kept apart from the first entry, bank feeds, bills with approvals, and a month that closes on a checklist. • Communications in one inbox: email, two-way texts, recorded calls, and letters printed and mailed from the screen, every message kept on the owner's record. • Violations on a ladder built from each state's statute, with cure periods, late fees, and lien rules, and every letter filed as sent. • Resale certificates, estoppels, and lender questionnaires drafted from the record, with the state's fee cap and deadline checked, paid by the requester. Havn serves self-managed HOAs, condominium associations, and management companies. Pricing is published: $1 per home per month with a $59 minimum per community, $0.70 per home once a company passes 1,000 doors, no contract, and a 30-day free trial on a real community. Havn is built by people who run communities. AmLo Management, a community association management company, runs every one of its communities on it, so each feature is used on real boards and real owners before it ships.
