GuestChat AI is property management software for owners and managers of
short-term rentals. It syncs listings from Airbnb, Booking.com and Vrbo
into a single calendar, so bookings, rates and availability stay aligned
across channels without manual updates. Where the user already runs
PriceLabs, its rates are imported automatically.
Its AI assistant answers guests 24/7 in the guest's own language, inside
the messaging thread of the channel each booking came from. It checks the
reservation before replying, and escalates to the manager anything that
requires a human decision.
For arrivals, it integrates with Nuki smart locks: it verifies the guest's
identity and reservation before granting access, issues a unique code per
guest, and sends pre-arrival SMS with access instructions. Cleaning
turnarounds are scheduled from actual check-in and check-out times and
rescheduled automatically when a booking changes.
The platform also includes a direct-booking website with Stripe payments,
whose reservations block the same calendar, and reporting on occupancy,
conversations and response times.
