Condie is web-based software for administering condominiums under Portuguese law. It is used by property management companies and by owners who run their own building. Quotas are calculated from each unit's permilagem, and payments are kept in a single ledger from which receipts and owner balances are produced. Bank statements are read and matched to open charges as suggestions that the manager approves or rejects. Assembly notices, votes by item, proxies and minutes are prepared from ready templates. Owners get a portal that works on a phone without installing anything and shows balance, open charges and receipts. Units and owners can be imported from a spreadsheet: 23 column types are recognised and the totals are checked before saving. Nothing is sent to owners without the manager's approval. Core data is hosted in Frankfurt, Germany. The interface is in Portuguese (Portugal). A free plan covers one building with up to 12 units. Paid plans are listed publicly on the pricing page.
