AppraisalPilot is web-based software for residential real estate appraisers working on the new Uniform Residential Appraisal Report (UAD 3.6), which Fannie Mae and Freddie Mac require for new reports submitted on and after November 2, 2026. It drafts the report's factual data from the appraiser's own inputs: inspection photos, voice notes, the appraiser's MLS export (CSV, TSV or PDF), the subject's listing sheet, the purchase contract and the engagement letter. Each draft stays marked until the appraiser reviews it and keeps it or changes it. The software does not draft the opinion of value, condition and quality ratings, adjustments, weighting, the highest and best use answer or the reconciliation of value. A pre-export check reviews the report before it leaves. Finished reports export to the appraiser's report software: Appraise-It Pro (SFREP) and TOTAL (Cotality, through the TOTAL Store). It runs in a web browser on iPad, desktop and phone.
