Manage your rental properties, invoices and portfolio across entities in one place. Zalach is rental property management software for landlords, property investors and property holding companies in Spain and Andorra, covering homes, commercial premises, parking spaces and storage units. Day-to-day management See every month which rents have been paid and which are still pending. Generate rental invoices with the VAT and withholding tax set in each lease, and issue, mark as paid, download or email several invoices at once. Manage rent reviews, expenses, loans and maintenance issues, and give each tenant access to their own portal. Multiple owners and companies For portfolios held by several owners or companies, Zalach organizes properties by legal entity and ownership percentage. On the Pro plan, up to 5 entities can invoice with their own tax ID, series and numbering, and you get an aggregated view of property values and debt across entities. Profitability and reporting Track the net and leveraged return of each property, occupancy and vacancy, and keep income and expense records for each financial year. Prepare draft tax forms to review with your accountant; Zalach does not file them on your behalf. Spain and Andorra in one account Properties in Spain and Andorra live in the same account, with estimated profitability based on each country's taxes. Rent reviews for Andorran leases can use the Andorran CPI. Invoicing uses Spanish VAT. Plans Start free for up to 3 equivalent rental units, with no card required. Parking spaces count as half a unit and storage units as a quarter. Pro plans start at €19/month, priced by portfolio size up to 250 units, and add leases with e-signature, SEPA direct debit files, document management and portfolio reports. Larger portfolios can move to Enterprise.
