I moved from another platform and it was easy to implement and for me to use on a daily basis. Customer support are rock stars. They are able to help out in most situations over chat and if they can't figure it out right away with you they research it and get back to you via email.

There is not a lot to dislike about Yardi Breeze.

Managing vendors, tenants and owners

Yardi Breeze incorporates much of the robust functionality of Voyager in a more streamlined package, ideal for smaller CRE owners, operators, and managers. Implementation is a "breeze," as is user administration. I also like the customer support model, including video library.

I have found nothing to dislike about the program thus far.

Yardi Breeze allows our company to control our data, giving us visibility into financial operations and leasing.

What I like the best is that we can have all our tenants as well as maintenance issues and prospects all in one place. Can attach all invoices, pictures, leases etc, do not have to look in multiple places to find like before. Also like that Yardi automatically sends out late fees. We use Yardi every day and it is very easy to use and set up. They offer great customer support and have online tutorials which makes it very easy to resolve any issues.

The only thing that I do not like about Yardi is when you search under tenants it would make it much easier if the tenant names were organized by property.

It helps keep everything organized and in one spot. You get reminders of lease expiration and it automatically sends out late fees.

I love that with onboarding, they get back to you and answer questions the same day. I also love that when we are having our meetings and they are teaching me how to do certain tasks or putting something into the system, they take screenshots of the recording and send it the same day. This is huge because if it's been a couple days and I can't quite remember how we did something, I can go back to the notes that THEY took for me. It's step by step. I also love that they are based in the US. The last software we used was out of UK and I had to conform my schedule to theirs. This is way better!

I think the only critique is that I would love an option for our onboarding meetings to not necessarily have a hard stop. Once your hour is up, you have to request another time.

Yardi is extremely user-friendly. We have around 20 accounts (businesses) and before we would have a different file for each in QuickBooks. This is allowing us to grow because my job will be done more efficiently through YardiBreeze.

Easy to understand modules, excellent help and tutorials.

Integrating external documents could be easier (ie: scanning invoices or other documentation).

Keeping all property information (tenants, maintenance, screening, AR, AP) in one place. Easy to create monthly reports and provide owners information at any time.

The systems are set up in a way that makes sense. I know that if I have an issue, there will be a solution to my problem, and I've been consistently pleasantly surprised by just how helpful the chat support is on a daily basis.

It is obviously mainly intended for residential properties; the commercial functionality is sufficient but could be better.

Keeping track of rental and CAM payments, taxes, vacancies.

It is easy to use, has all of the functionality needed for our small real estate businesses (lease tracking, accounts payable, accounts receivable, great selection of useful reports. I also like the help center which includes clear, detailed, and well organized articles to help with any issue or functionality you could imagine.

The only issue I have experienced so far were some instances were there were differences between the trial balance and balances per the general ledger due to some sort of glitch because that should be impossible in an accounting system. On the plus side, the fix was quick and easy and the one time we needed human tech support, the issue was dealt with quickly and professionally.

Keeping track of lease details, automating some of our processes like monthly rent posting which saves a lot of time not having to enter rent for each tenant manually each month! Also used extensively for financial reporting on a monthly basis.

That most of the stuff is self explanatory and doesnt need long tutorial videos to use that feature.

The one thing from a property management company is we cant add our own insurance to a tenant under our name, its limited to one name. Would also like a better area for contacts.

Its helping us keep better track of each property. Having 62 properties can be cumbersome and this allows us to track each maintenance item, monthly charge etc.

Coming from a non-cloud-based QuickBooks environment, Yardi has made the accounting/collaboration experience super easy and effective.

You're at the mercy of a working Internet connection. Everything else has been working great.

We can access our data anywhere, and multiple users can collaborate simultaneously. Suitable permissions and workflow setting capabilities. Job costing feature is proving beneficial as we have begun to utilize this module.

Yardi Breeze is a breeze to use! It is very user-friendly, and the ability to live chat with the support staff is fantastic. They are readily available to assist and answer any questions you may have. Also, Breeze has live training courses for the updates, and if you need a refresher for the various task abilities, Breeze offers.

The numerical order for properties and units. If you have property addresses that start with 8, 10, 11, 12, 40, 60, 100, and 210, Breeze does not always list them in numerical order and may list them as 10, 100, 11, 12, 210, 40, 60, and 8. The same thing goes for unit numbers.

The ability to access Breeze from anywhere and on any device. I'm on the road often, and accessing the property, tenant, and vendor information is critical to the success of operations.
