**What do you like best about Yardi Breeze?**

Yardi is a great tool for managing real estate assets.  It makes keeping track of expenses, leases and rents extremely easy.  Sending out monthly rent statements takes me less than 5 minutes.  It is very user friendly and has a handy help tab for any questions that may come up.

**What do you dislike about Yardi Breeze?**

I wish it was better at accounting for tenant improvement construction costs.  It does not allow us to create our own codes for this type of work

**What problems is Yardi Breeze solving and how is that benefiting you?**

It helps us organize everything associated with our real estate investments from the leases, monthly rent charges, CAM, lease terms and expenses.

**What do you like best about Yardi Breeze?**

It is user friendly. You can easily grasp how to do a process.  My 10 property managers were able to dive right in when we upgraded from Genesis.  It was a seamless transition.  As an accountant using this software everyday  feels like an accountant has worked with the development team.  For the accounting features, it makes sense to me.  Several other property management softwares are fully geared to the property management and forget about the importance of a properly working accounting side.  The chat feature is the best I've ever worked with.  You don't have to go through a series of questions and banked answers before reaching a live person.  And their support staff know what they're talking about.  Refreshing!

**What do you dislike about Yardi Breeze?**

Online payments don't post to ledgers right away.  You can't see who has paid from a standard AR report, you have to run a separate report when you need to see who receives the notice.  It's annoying to say the least.  I wish the reporting feature was a little more vast.  Some of the reports stop short of everything I need in one report and I have to export them and combine them in Excel myself.

**What problems is Yardi Breeze solving and how is that benefiting you?**

The dashboard assists my property managers in knowing who is coming up for a lease renewal and helps me to know when I need to obtain a new certificate of insurance for a vendor.  It also allows me to know how much in AR is out there and which properties I need to focus on collections for.  The dashboard for the total AP & AR outstanding allows me to plan my cash flow.

I love the ease of use.  The User Interface is great.

**What do you dislike about Yardi Breeze?**

It would be great if you can enter an adjustment for a tenant.  We can only enter a charge or a payment.  It would be good to be able to enter a credit memo.

I love the ability for tenants to see in real time what they owe and access important documents that may be applicable to them.

Yardi Breeze merged the owner accounts and showed confidential information to other owners, CondoCafe does not link with Yardi Breeze, Owner Account are incorrect and show double billing, and there is no information landing page.

We didn't have enough stress or headaches, but switching to Yardi provided plenty.

**What do you like best about Yardi Breeze?**

The multifamily version of Yardi Breeze has been just that, a breeze! Ease of use is great and it has most all of the features we look for in a property management software sysem for our multifamily potfolio. Everything functions as expected, reporting is great and customer service has been responsive when needed.

**What do you dislike about Yardi Breeze?**

Yardi Breeze Storage has been the biggest nightmare for our storage facilities. Many of the advertised features and functionaility either are not available, have so many glitches and errors you can't trust them, or don't work all together. Customer service is constandtly telling us they are "working on it" but we've been on the system for over a year now and still are running into many issues. Online leasing, which was our main reason for transitioning to this software for our storage portfolio, was supposed to active and functional for us in the fall of 2023. It is now winter of 2024 and the online leasing still is not only not functional, but we were told we have to pay additional to make is functional. Billing has been a disaster. The invoices we recieve are not substantitated but when reaching out to the accounting department, it often takes months to recieve a response. For as satisfied as we've been with Yardi Breeze Multifamily, we were highly disappointed with Yardi Breeze Storage.

Yardi Breeze keeps our multifamily leasing teams organized and accurate. Yardi Breeze Storage causes more headaches than benefit.

It is very user friendly.   Also like the chat option I can use if i have a question about how to do things.

**What do you dislike about Yardi Breeze?**

Yardi Breeze does not let dates overlap.  Our property management company always has people breaking leases and then we get new tenants.   Breeze does not let the move in/move out dates overlap.   So if someone breaks a lease we have to change the lease end date to the actual date they moved out instead of getting to keep it the date that was stated in the lease.
Also, the CAM reconcilation is always wrong.  I'm not sure how Breeze calculates it, but we always get a different total than Breeze so we have to calculate adjustments.  I used the chat option to talk to a Breeze representative about one of our shopping centers and they fixed it for that center but it took a long time.

**What do you like best about Yardi Breeze?**

Using Yardi Breeze for our property management was certainly the best choice we could have made. We've used it since 2021 now and certainly plan to continue to do so. Everything is very streamlined and quite intuiutuve for users. If I ever need assistance with something, 99% of the time there is a live support agent just a click away to help guide me through. It was quite simple to get everything integrated with Yardi Breeze, and now everything is more organized then ever.

**What do you dislike about Yardi Breeze?**

Visually, the user interface looks a bit tired. It could use a bit of a facelift for modernizatin purposes. The Yardi Breeze app is nice but lacks some of the functionality that the desktop software has.

Yardi makes it easy to track who is not paying their rent on time, timely prompting us the appropriate time to begin eviction proceedings.

I can update rent schedule once and not worry about changing.

**What do you dislike about Yardi Breeze?**

You can't attach support in Yardi and have it display to clients in Rent Cafe. When clients make payments in Rent Cafe it doesn't hit my bank account for 5-7 business days. I can't change payment applications after a payment is made and RentCafe/Yardi applies the payment to the wrong invoice. Payment threshold limitation is $25K, so any property with monthly billings higher than that have to make two manual payments. Credits do no appear on RentCafe, so the tenant doesn't know how to apply payments.

I am able to keep track of lease agreement terms and set / forget the rate increases after I enter the lease amounts up front. This is a portal that tenants can make payments for each month.

Prior to implementing Yardi, may of the process were done using excel. Yardi has completely improved and sped up our processes.

The system is very intuitive and has great flexibility.  There are easy to run reports and the Instant Message Help window means I dont have to find a number and hope for a live body.  There is always someone on the chat and they seem to fix everything quickly.

**What do you dislike about Yardi Breeze?**

When doing manual entry receipts it would be nice if the screen for the entry completion included a button for another check to the same unit.  About 20-30% of my residents use money orders and I get 2-5 checks for some units.  Going back out and around is an unneccesary amount of step when you can just add a button.

We are an assisted living and the easy of updating and correcting scheduled charges makes the process easier to manage.

Their customer service is crazy good!  We went from AppFolio (NO customer service) to Yardi Breeze and it's simply night and day.  Any issue we present is resolved within 24 hours or less - usually within a couple of hours.

**What do you dislike about Yardi Breeze?**

The only fly in the ointment for us is that, as an HOA, the way some of YB's features and functionalities don't "flow"  for us.  However, I make use of the Feedback button to provide them with these issues and I'm confident that they are taken into consideration.  YB is always looking to better serve it's clients and offer the best product possible.

Customer service.  We had a lack of it with our prior software company.  It's made all the difference in our operation as I am able to resolve many issues that I couldn't previously.

What I like most about Yardi Breeze is the efficiency. I like that they have techs to answer any questions I may have and issues are resolved immediately. There are online training courses to help you get the most out of the program. Easy to track tenant activity.

Some platform services are not available unless you upgrade service.

**What problems is Yardi Breeze solving and how is that benefiting you?**

I can reveiw things at a glance.  On the dash board the open AR button helps me see what tenants have the largest balance and contact them to bring balances current. Makes collection activity a breeze. AP items can be reviewed in a glance or a check can printed with the push of a button. It reduces time and mistakes. Efficient when billing CAM or reimbursables to tenant.

**What do you like best about Yardi Breeze?**

We upgraded from Yardi Genesis, and Yardi made the transition smooth. The interface is easy to understand.  The weekly checkins from the conversion staff was great.  They answered our questions quickly and helped us find work arounds for how we used the software.  Our staff uses Yardi every day in the office. We are starting to use the payment features on RentCafe to make it easier for our residents to interact with staff.

**What do you dislike about Yardi Breeze?**

Unfortunately, in order to get a main report that the management company uses, we'd have to upgrade.  Since it is on the cloud and not desktop, entering information as I move through the fields on the screen take a bit more time for the cloud server to catch up.

**What problems is Yardi Breeze solving and how is that benefiting you?**

Our old version of Yardi was outdated and took a long time to respond on our server.  We'll spend less time entering payments and have better ways of communicating with our residents in a timely manner.

I love how easy it is to use this software. Everything was explained very well by our onboarding team for using this platform. When I had a question, our rep was quick to answer. I've also utilized the chat option, which was really fast for getting an answer. I love how it also integrates maintenance requests, so our tenants can enter their requests and it goes directly to our maintenance worker. When we have a to get information out to our tenants, you can send out a mass email/text/call to ensure everyone gets the message, such as water needing to be turned off for maintenance request. Entering in tenant information and charges can be time consuming. Also, when looking at a tenants info for example and I want to go back, it takes me back to all property tenants and not just the property I was looking at originally. But honestly, not really any big negatives I've found yet!

Our experience with Yardi Breeze Premier has been exceptionally positive, marked by an easy and seamless implementation process. The platform's user interface is intuitive, making navigation straightforward. Additionally, the help center serves as an invaluable resource for both refreshing our understanding of existing features and facilitating the adoption of new ones. The customer support, especially through chat, has proven to be an outstanding asset. While there are several features we've yet to explore, we're eager to integrate them across our team in the near future.

Yardi Breeze Premier notably lacks in two areas. First, it doesn't support intercompany bookings, meaning invoices from one entity don't automatically appear as payables in another. Second, its corporate accounting functionality could be enhanced. Although it permits the creation of a corporate entity with a customer interface, this interface is less efficient compared to the property interface. Consequently, users must register customers as "tenants" to manage A/R aging effectively. A direct option for handling corporate books, especially for non-property customers, would greatly improve its functionality.

**What do you like best about Yardi Breeze?**

I love that with onboarding, they get back to you and answer  questions the same day. I also love that when we are having our meetings and they are teaching me how to do certain tasks or putting something into the system, they take screenshots of the recording and send it the same day. This is huge because if it's been a couple days and I can't quite remember how we did something, I can go back to the notes that THEY took for me. It's step by step. I also love that they are based in the US. The last software we used was out of UK and I had to conform my schedule to theirs. This is way better!

**What do you dislike about Yardi Breeze?**

I think the only critique is that I would love an option for our onboarding meetings to not necessarily have a hard stop. Once your hour is up, you have to request another time.

This is a good software to manage properties and properties related accounting. This has various features which are useful for any property manager or property business.

I dislike few things, I believe these things can be improved. 
1. At the time of posting journal / payment / receipt - if we are selecting any date, it should change the period according to selected date.
2. If we are copying any voucher then date should also be the same while copying the voucher, Currently it is entering current date after clicking on copy voucher.
3. There should be a scope of doing intra properties entries, sometimes, money is getting transferred or receiving from another property. This feature is missing from Yardi Breeze.
4. We also should have feature of posting journal of different properties into one journal.

I find Yardi fairly easy to use, customer service is great.  I use Yardi daily M-F.  I like the many features for tracking rent payments, cpi increases and following lease dates.  I really like how I can correct mistakes and make adjustments.

**What do you dislike about Yardi Breeze?**

The bank occasionally drops when making deposits, which is annoying.  I would like to see what check number is up next before I hit the payment or print number.  Since we do electronic deposits, putting each payment in, depositing and printing a deposit slip is a bit time consuming. I would like to be able to make payments from the payment window without the invoices being grouped together automatically, i.e. PGE comes out at different times of the month, but I would like to go through the window and select multiple payments which are listed seperately.

It is user friendly
The customer support is amazing 
You are able to set your leases for the entire term and forget it until the lease nears end. 
I use for mostly commercial properties and other than a few adjustments it works well.
I like that vendor and tenant COI's expirations are in the system .

I think that some of my issues are because I am a commercial user. 
Most of my tenants find it hard to access Rent Cafe in the beginning.
I wish I could create invoices for companies outside of customers and tenants 
I wish I could attach Bank Recs to the rec's in yardi and also I wish that Yardi Breeze would alert you if you are changing something that will effect a previously closed Bank Rec. I have had times I needed to go back 7 months to find where the unbalancing took place .

Yardi breeze makes property management a breeze!  I love being able to take payments through rent cafe and everything automaticlaly populates on breeze it saves so much time.  I used yardi genesis for years and loved that program but breeze has so many nice features that are automated that you had to do manually in genesis.

I am very new to the program so still learning but I wish that when you opened breeze there was somewhere that populated notices telling you everything that took place that day.  (i.e. any maintenance requests, someone paid rent, anything that was new)

RentCAFE is their best feature.

Most importantly they software does not download banking information for accounting purposes.  This is unheard of. All competitors download the banking info for matching needs.  With Breeze all entries have to be manually entered.  

Additionally, their capabilities are limited.  You can't enter a direct expense.  You have to create a bed or for every gas station or create a journal entry....

Finally their reporting is extremely limited.  I can't pull a report on tenant payments minus their credit card fee.  They will only email you deposit reports that I have to review to find the specific deposit.  Instead of one report.

Terrible user interface. Want to have two Yardi windows open and work properly? Forget about it, the links you press in the second page will affect the 1st page. 
yardi does not inform its admin when they make changes to the tenants portal, when a tenant asks you and you have no idea it looks very unprofessional. 
Currently for tenants to verify their bank account a pop up will come to login to online banking. However if your bank is not supported you need to access the manually entering your bank account button, which is hidden and can only be accessed by opening and closing the popup sign in window 3 times. THIS IS TERRIBLE USER INTERFACE AND OUR CUSTOMERS ARE ALWAYS CONFUSED.
 the mass emailing tool is inconsistent, I emailed 100 people and 3/4 of the attachments didn't attach, Yardi has yet to tell me the reason.
 NSF error codes are hard to read, hard to tel what exactly is wrong with the tenants account, had a bug where one owners payment would get rejected if he paid on mobile web browser only, same bank account, using the app works and desktop works but use a mobile browser and your SOL. 
Also it takes 7 days for an NSF to get back to you, such a long turn around for failed payment method. There is no way to automate sending monthly reports. You can set up 2 late fees but you can only automate the posting on 1 of them. 
The property inspection tool is pretty unusable, you can't upload pics or files more than 5mb. There is no way to zoom in to see those photos, so there's no way to verify condition of unit. 
There is no way to filter and email tenants by who has paid and who has not.
 If your schedule charge ends and your tenant hasn't been moved out in Yardi, they will not get charged for the month, there is no warning or notification that this has happened.  
When autopay ends there is no reminder to tenant, if they're using autopay 9/10 times they will be late when it lapses, a simple email reminder would be nice, as an admin you can't even see when peoples autopay ends. 
ONE MAJOR FLAW IS THERE IS VIRTUALLY NO ACTION TRACKING, IF YOUR EMPLOYEE CHANGES A RENT AMOUNT THERE IS NO WAY TO IDENTIFY WHICH USER DID SO. THIS IS A HUGE SECURITY RISK. you can only track when a charge, receipt, property, or tenant is made. Anything else is completely untracked including editing all these fields. 
The  support chat feature is horrendous. If you end your conversation it essentially deletes it so you don't have a chance to review the contents of the support unless you send yourself an email before the chat ends. God forbid you walk away from the computer and the chat ends and you have no idea what they said.  Support chat users are usually not too knowledgeable about issues, often takes a few days for them to reach the actual technical team to get you an answer. This is terrible when it's the beginning of the month and people are having account issues, that's how much longer it will take to pay your owners.

 If you email your monthly property reports and your owner has multiple properties it will send multiple emails with reports individually attached, there is also no way to change the subject or body of the emails to differentiate them for your owners unless you do it one by one, which is extremely tedious. 
When you send mass emails there's no way to add CCs to people in your office unless you do it individually one by one (if you have 100 emails yes you have to edit each email one by one). 
There is no tenant portal support for tenants, get ready to be their support if any issues happen. 
The rentcafe rental application DOES NOT WORK PROPERLY. I've tested it numerous times with the support and they have yet to come to a good solution. 
Automatic lease generator? Forget about it, they give you a super simple text editor to write an entire lease? Formatting is so difficult, get ready to pull your hair out.  
If your tenant has a roommate registered for the online tenant portal you cannot see, you can only see if the main tenant (there can only be one) has registered. 
The search functionality is terrible, if you type in a name of a tenant there will ALWAYS be two profiles that show up, prospect and tenant. You cannot delete prospect profile. Also when you search an address of a property it will show ALL prospects and tenant (duplicate profiles) that have ever lived there. If you want to find the property sometimes you can't even find it. I typed in a property name with about 80 units and I get 17 search results, most of them being prospects. 
All in all Yardi does a great job of putting a facade of usability by having features that are not practical to use for a property manager. The software seems half finished and the developers don't seem like they have ever managed any properties before. 
I have suggested fixes to all of these issues above and I have seen no real fix implementations.  They just keep adding more half finished not too useful features.

**What do you like best about Yardi Breeze?**

We converted to Yardi Breeze from two other property management platforms which were used in conjuction with a standalone accounting program and a standalone maintenance request platform.  We had not tenant portals, one of the programs operated on a cash basis only with zero audit tracking functionality, and the other property management program was very dated with batch reports that were literally impossible to recreate. The staff time savings of having all of our accounting and property management in a single program has been enormous for our team.  Gaining the tenant portals to allow our tenants the ability to view their documents, pay their balances, and enter work orders in a single place is another major gain for us.

**What do you dislike about Yardi Breeze?**

The maintenance request handling is limited at best.  Once submitted there is no native way to handle to tenant communication.  Tenants cannot update a request, view tech notes, or see attachments.  There is not an email handler built into the program so all emailed conversations are detached from the maintenance request and must either be manually attached or be lost.

Functionality of the mobile app, or desktop version viewed on a mobile device is also limited.  We created custom tables to allow us to track unit appliance inventories, track lease inspections, and maintain a comprehensive list of unit items such as safety equipment, paint colors, furnace filters, etc. None of these tables can be viewed from the app or using the desktop version on a mobile device.  This completely defeats a large part of the efficiency that we hoped to gain.

User controls are not at all intuitive.  Learnign which boxes must be selected to allow specific features takes a great deal of trial and error.  Yardi did not have a comprehensive guide that they could provide to us. There is no way to allow partial access to information. For example we desired our maintenance team to have the ability to view tenant names, phone numbers, and email addresses but not see lease or financial information.  This is not an option.  If they have tenant view, then they have all financial data.

We have eliminated redundancy and transparency in our financial reporting.  All of our accounts are now handled in a consistent manner making accurate financial reporting much faster.

I've always thought the Yardi product line was the best for property management accounting. I like the fact that Yardi Breeze has the Yardi name and is back up by the Yardi company. I hope that being Yardi they will make the necessary changes to Breeze. By the way, we use Yardi Breeze Premier.

Since Yardi Genesis 2 was being left in the dust, we were basically forced to move to Yardi Breeze or leave the Yardi brand. Note: We couldn't afford Voyager. We were told that we would be able to do everything that Genesis 2 did. Well, that is not true.  Breeze is a much simpler program that does not have the same capabilities. It's like the creators of Breeze were trying hard to please everyone and removed the more advanced portions of Genesis.  As an example, we lost extremely important reports. Breeze offered to recreate them for us but they are definitely not the same. We lost a great deal. After using Breeze for 18 months, we still talk a great deal about our disappointment when we find yet another thing that is missing. If we had known, we would have researched and purchased another program. But we didn't want to leave Yardi and believed the hype.

It has never solved any problems that Genesis 2 didn't.

The ease of setting up and navigation of the system, implemenation.
Integration is supported by the team and they are in top form.
The team is extremely hands on and willng to help in any way.
Chat support is so helpful/user friendly.

Trying to navigate the terminology without a coding device!  Totally on us because we didn't reach out for guidance beforehand! :)

This will allow all operating systems in one area.

Yardi is easy to use and helps keep our property managment business up and going.  The option for tenants to pay via portal access is great!  Anytime I have a question, the chat feature is there for me!  Very helpful!

I would love if Yardi Breeze included a more user friendly lease builder with the ability to esign directly.

Yardi has made an (almost) one stop application to streamline property management needs.

**What do you like best about Yardi Breeze?**

I like that Yardi is cloud based and can be accessed from any location, whether Im working from the office or working from home.  I like the chat feature when I have a question.

**What do you dislike about Yardi Breeze?**

I don't like the Pay Scan service and feel it is very limited in it's ability.  In addition, when considering Pay Scan, I felt like important details were left out that would have made me reconsider entering into a one year contract.  I also dislike that we cannot get out of our contract even if we are unhappy with the service.

Yardi is a nice solution for property management needs.

**What do you like best about Yardi Breeze?**

The system is straightforward and very user-friendly.  There are lots of capabilities that we have not even ventured upon!  Yardi Breeze meets our criteria for all of our business needs!

**What do you dislike about Yardi Breeze?**

Lately, our office has been experience "downtime" with Yardi Breeze, often 2-3 hrs before we can resume our work.  There are no warnings nor notices when system will be up and running again.

I wish there were a way to correct a payable once entered.  There are some entries you can edit; otherwise, you would have to go and delete the whole transaction.

**What problems is Yardi Breeze solving and how is that benefiting you?**

One aspect Yardi Breeze is advantageous is sending out rent increase letters, and all the info is pulled from their account and made into a formal letter format, thus reducing human error. 
It has also helped our office eliminate paper waste by downloading documents into the system.

**What do you like best about Yardi Breeze?**

What i like the best is that we can have all our tenants as well as maintenance issues and prospects all in one place. Can attach all invoices, pictures, leases etc, do not have to look in multiple places to find like before.  Also like that yardi automatically sends out late fees.  We use Yardi everyday and it is very easy to use and set up.  They offer great customer support and have online tutorials which makes it very easy to resolve any issues.

**What do you dislike about Yardi Breeze?**

the only thing that i do not like about yardi is when you search under tenants it would make it much easier if the tenant names were organized by property.

**What problems is Yardi Breeze solving and how is that benefiting you?**

It helps keep everything organized and in one spot.  you get reminders of lease expiration and it automatically sends out late fees.

The most helpful is how we are able to keep all of our tenant's information in one place and have easy access to essential information very quickly instead of needing to read through leasing documents for what we need at the time.

**What do you dislike about Yardi Breeze?**

Sending maintenance requests to vendors would be easier if we could input their contact information but not make them full users. Would make tracking and updating the request more effective for us.

Rather than needing to use 3 or 4 different programs, we were able to streamline all our procedures and information into one program.

-The product isn't user friendly or easy to use
-Implementation and integration has been slow with a lack of full training/transfer of knowledge
-Often times when I reach out to support, it takes days to receive a response or solution
-There have been many glitches or shortcomings on products included in Breeze
-The interface isn't as comprehensive or seemless for property managers or users as competitors products I have used

Yardi is helping our company bring our archaic paper applications and leases online, which is helpful. However, there are so many funtions of the application and leasing system that don't work for us, or need workarounds, that it is hard to rely on it fully.

**What do you like best about Yardi Breeze?**

The best part about Yardi Breeze is the eaze of use. The software is intuitive and easy to walk yourself through. It is simply laid out and provides helpful tools to make the life of a property manager less-complicated.

**What do you dislike about Yardi Breeze?**

While it is helpful to have a customer support chat box available, it seems that their support workers do not always know how to help with some issues. Additionally, I have found it frustrating that they do not offer phone support for free (you are charged additionally for this) and that they do not offer support/trouble shooting directly to the tenants/end users when they need help with their Rent Cafe accounts.

**What problems is Yardi Breeze solving and how is that benefiting you?**

The most complicated issues I have had the need to resolve invovle modifying accounts for the general ledger. I have had most of my issues resolved in this regard, but they had to be resolved internally with the Yardi Breeze team and it took about 2 weeks to complete. Other than that, I would like to see online support implemented for the RentCafe users (the tenants trying to pay rent). As an administrator/property manger, I often do not have the access to view the screens that the tenants are viewing on RentCafe, so my ability to help them directly is extremely limited. It is confusing to have to be the middle man, explaining the tenant's issues to the customer support chat line on our end.

Breeze is not cumbersome. Relatively easy to navigate. Customer Support team is generally quit to resolve issues or escalate has needed.

**What do you dislike about Yardi Breeze?**

Getting permissions to properly work from user to user is a challenge.  RentCafe integration isn't the best.  We're limited on what we can do.

**What problems is Yardi Breeze solving and how is that benefiting you?**

Residental tenant online insurance purchasing is not integrating properly to RentCafe for our tenants.
