Vivica is property management software for landlords with one rental up to managers running whole buildings, with every feature included for every account. Tenants report maintenance issues from a free mobile app in under a minute, with photos. AI reads each report and flags how urgent it really is, so a failing furnace never queues behind a squeaky hinge. Managers get a portfolio dashboard, a page per property with its units and tenants, document storage filed against the right property and tenancy, and team access controls that scope co-owners, staff, and contractors to exactly the properties they should see. There is no premium tier and no subscription. When online rent payments launch, Vivica earns a small capped fee per payment processed, and that is the entire business model. Tenants never pay to use Vivica. Setup takes minutes: add a property, invite tenants with a link or QR code, and issues arrive sorted instead of shouted.
