TenantPoint is commercial property management software for owner-operators running a handful of commercial properties: strip centers, neighborhood retail, medical and professional office, and mixed-use. It is built around the lease rather than the unit. Upload the signed lease. TenantPoint reads the rent schedule, CAM terms, option and notice dates, and late-fee terms, each with a citation to the page it came from. Nothing takes effect until you confirm it. The confirmed terms then drive a current rent roll, charges and open balances by tenant, late fees proposed for your decision, and CAM estimates and the year-end true-up with a tenant-facing notice. Bank activity comes in by CSV, OFX or QFX import or a read-only Plaid feed, and is reviewed against the property, tenant, vendor or work order behind it. Work orders run from tenant report to close with vendor records and insurance certificates. Tenants use a portal reached by secure link to see their lease summary, balance, statements and documents and to submit requests. On eligible plans they can pay an open balance by ACH through Stripe. Reporting covers the operating statement and NOI by building, exported as PDF or CSV. TenantPoint is not a general ledger; most owners keep QuickBooks for the books, and Portfolio and Professional can send selected activity to QuickBooks Online. Pricing is published: $99, $249 or $499 a month for 3, 10 or 30 properties, and every plan starts with a 21-day free trial with no credit card.
