Some features that are advertised on the website don't actually work well. For example: you can't use the inspections functionality because it only allows you to send it to tenants to complete (not useful for CA Law, as we are required to document condition of property prior to move-in). I like that tenantcloud has everything under one roof. I can screen tenants, I can market vacancies, I can manage the properties, collect rent, and management maintenance under one solution. The payment processing isn't the best. It takes almost 7 days to receive money once a tenant pays. It also takes 7 days for owners to receive money once I send them the money. I think the payment processing time could be improved.

We like how it allows free wire transfers for rent payments. The software is very easy to use and simple. Our Tenants say using the app on the phone was very easy to set up and get the hang of. We've used the software to now list a property and it just made the whole process very streamlined from online applications, pasting a lease agreement we liked to already use in the software for tenants to sign, and even allowed them to digital sign. The absolute best feature is the price.

Although I can do all the transactions one by one, I would like the ability to download my bank statement to excel, manipulate and assign income and expenses to certain properties and easily upload that to tenantclound straight from an excel spreadsheet. Background checks are not great.

I also wish when I use a filter in accounting or leads that when I go back after looking at something it keeps the filter that I want. I also have to go back and filter. I also have multiple accounts and wish I could love into to my multiple accounts at once on my computer in different tabs.. So I have to constantly have to log out and back in.
