There are a few things locked behind paywall that I think would truly benefit smalle/single unit landlords. The one that comes to mind is the leases. They have some free options that feel a little clunky but they have state specific ones you can use that you have to pay a fee or upgrade the subscription to use. TenantCloud is an all-inclusive, 5-star software for property management! I'm a property manager for a private landlord with 60+ rentals, and I love TenantCloud so much that I, as a small landlord with 7 properties, have started using it myself! I rarely have to use customer support or ask for help because the system is super straightforward and streamlined. Now, that doesn't mean that customer support isn't fantastic because they ABSOLUTELY are! I can easily create leases for my tenants to sign electronically, message them through the app so they don't text my phone, view the tenants' maintenance requests and assign them to the correct company/handyman, and collect rents + deposits! It's the best! No more lost checks or chasing rent. I use TenantCloud every day for over 60 properties. It is very easy to get tenants on board and easy for them to use it since everything is all in the app! I wish TenantCloud would remind me at the start of a new month if any tenant invoices are still open from the PREVIOUS month. Because I have so many properties that I manage, sometimes if I don't go back and look through all invoices, I will miss one or two from tenants who have not paid yet. I love how comprehensive TenantCloud is. I could have all information of my properties from the the income, spendings, also connecting from vendors to maintenance and their bills, etc. It is amazing. The main drawback is the limited cloud storage available with the basic plans. I prefer to store all legally important documents, but the small storage capacity doesn’t allow for that.
