RunEnvelope produces architect-grade zoning feasibility reports for any New York City tax lot in minutes. It models every legal development scenario as an actual building with 3D massing, editable DXF per-floor sketch plans, and verbatim NYC Zoning Resolution citations behind every figure. RunEnvelope is an automated zoning feasibility platform for New York City real estate that turns a $1,500 to $10,000 preliminary architectural zoning study taking weeks into an interactive web and white-label PDF report generated in minutes. Covering all 858,284 tax lots across the five boroughs, RunEnvelope answers the first question in every NYC property deal: "What exactly can be built here?" Unlike basic property lookup databases that only quote a single FAR number, RunEnvelope models every legal development pathway side by side, including as-of-right, City of Yes Universal Affordability Preference (UAP), Mandatory and Voluntary Inclusionary Housing (MIH/VIH), community facility, Tower-on-Base, shared housing (SRO), and residential conversions. The engine handles irregular lots, split-zoned parcels, special districts, waterfront blocks, unused air rights, and multi-lot assemblages edge by edge. Every report generates per-floor sketch plans (showing unit footprints, cores, corridors, and stair geometry) downloadable as editable AutoCAD DXF files on standard AIA layers, alongside georeferenced 3D massing exported in DXF, OBJ, GLB, or IFC4 for Revit, Rhino, and SketchUp. Every calculation is traced to the exact section of the NYC Zoning Resolution and Building Code Chapter 5, and evaluates eligibility for 485-x, 421-a, J-51, and ICAP tax programs.
