Residentive is a UK block and estate management software platform built for residents’ management companies (RMCs), right-to-manage (RTM) companies, freeholder directors, and professional managing agents. The platform is organised around nine modules covering the core functions of block and estate management: a leaseholder-facing resident portal (ProperPortal™), service charge accounting and budgeting (ProperAccount™), insurance management and document storage (ProperInsurance™), service charge auditing tools (ProperAudit™), maintenance request and contractor management (ProperResponse™), an AI assistant for compliance queries (ProperMind™), building safety compliance tracking aligned with the Building Safety Act 2022 (ProperSafe™), IoT sensor integration for building monitoring (ProperSensor™), and a central management dashboard (ProperHub™). Key features include Section 20 consultation tracking under the Landlord and Tenant Act 1985, service charge transparency reporting, document management with audit trails, and a leaseholder communication portal. The platform is designed for self-managing director-led organisations as well as professional managing agents operating across multiple blocks. Residentive is a web-based SaaS application. It is operated by Gravitonic Ltd, registered in England and Wales (company number 15839977), and is hosted with UK data residency. The platform is designed to support compliance with UK residential leasehold legislation, including the Leasehold and Freehold Reform Act 2024 and the Building Safety Act 2022.
