Rentijer is a property management system for short-term rental hosts in Croatia. It does the work that Airbnb and Booking.com don't cover: registering guests, calculating local taxes, and keeping property documents in one place. It is live at rentijer.com. Hosts in Croatia have to register every guest in eVisitor, the national tourist registration system, within 24 hours of arrival. Rentijer sends the guest data directly to the eVisitor API for check-in and check-out and shows the status per guest, with a retry button when a submission fails. Guests can fill in their own details through a self-check-in link, and passports or ID cards can be scanned with a webcam or file upload so the form fills itself in. For bookings, Rentijer connects to Airbnb, Booking.com, Vrbo and any other platform that offers an iCal feed. It merges them into one calendar per property, or one combined view across all properties. Dates a host blocks manually are sent back to the connected platforms, which prevents double bookings. Each property gets a public page with photos, a description and live availability, and there is a calendar widget for hosts who already have their own website. Tourist tax, tourist board membership, VAT, property tax and income tax are generated as bills with the amount, due date and payment reference, based on property details entered once. A warning appears when revenue reaches 80% and 100% of the €50,000 VAT threshold. Contracts, categorisation decisions and insurance policies can be stored per property. A printable cleaning calendar without guest personal data is available for cleaners.
