The ability also to create notes on the task bar, on the already created Homeowners Associtiation and/or Managment Company The upside to this is the ability to keep taks separated according to escrow file and the efficiency to completing the task when you already have notes to work off of each time. **What do you dislike about Qualia?** There is not a downside to the note feature in the already built contact as we are able to edit the notes according to the changes within the company themselves. **What problems is Qualia solving and how is that benefiting you?** At this time, I have not addressed a concern with the functionality of a specific feature re: a party not being a buyer, however said party must be inputted into the system to create an escrow document. For example an inter-spousal grant deed the escrow unit will need to generate for a spouse not being an owner of record. With that name being added into the system while I am running with a task such as ordering HOA Documents or initiating a home sale solar lease transfer for the buyer and seller. If this "non party" that an interspousal grant deed must be created for, is in the system, it can make the process confusing as that party "is not" a party to the transaction as a principal party but is the spouse of a principal party. This party may be added to an HOA order when indeed they are not a principal party. ### 18. I like that Qualia is a single program to manage with a robust FAQ section. Setting up templates is a dream. Between Title & Escrow we have very different needs, template wise, it's nice to be able to whip up what each team member needs and add it to our toolbox. **What do you dislike about Qualia?** It infuriates me to no end that I cannot drag and drop from this program. In today's world that is a basic human right, not something a company should have to pay extra for. An undo button would be great for when I delete the wrong exception/information. My company was merged with our sister company a year into our implementation of Qualia. Migration was non existant, so that was very time consuming process. Once you're in Qualia, you're in. Maybe things would have been easier if we were on the highest paid option. We were on the basic plan. Ease of integration was fairly easy. We sacrificed several team members to set up our templates and folders to what we needed in Alaska to get started. It was VERY time consuming up front but was a DREAM after we really worked out the kinks. Qualia is as friendly as you take the time to make it. Customer support was difficult to get started. We were only given access to the sales team, who could not answer our technical questions. We had to wait a month into the program to get access to the tech side of the team. Setup would have been smoother, more efficient if we could have had answers direct from the source as soon as we were in use. **What problems is Qualia solving and how is that benefiting you?** Single source solution for title docs. It's collecting a lot of necessary information upfront, electronically and automatically. They are always asking what and how they can make things better and asking for our input. I love that updates are done automatically and they don't effect the current pipeline. We used Resware in the past and although Resware has it's advantages, Qualia by far out ways them. I love that it's web based and easily accessible from anywhere. The banking integrations are huge and BankUnited is a great partner to use along with Qualia. We are a small title company and big or small company, I would highly recommend Qualia for ALL of your title needs. **What do you dislike about Qualia?** Really there are only a couple of items in regards to scheduling we wish could be a little more user friendly. The ability to easily generate reports, balance figures effortlessly, and manage back-end accounting and reconciliation has truly streamlined our workflow. Additionally, the platform allows us to create our own custom documents, which adds even more flexibility. It's clear that Qualia has thought of everything! And when they don't have a feature we need, they actively listen to user feedback and update the software accordingly. It's truly phenomenal! **What do you dislike about Qualia?** One small thing I’ve noticed is that commission splits aren’t yet an option directly in the commission tab and the commission splits are different now based on the new NAR ruling. Currently, splits need to be added and/or adjusted in a different area, which can be a bit inconvenient. However, I’m confident that this is something Qualia is aware of and will likely implement in the near future, as they’re always improving the platform based on user feedback. It’s a minor issue, but once addressed, it will make the user experience even better! **What problems is Qualia solving and how is that benefiting you?** We do not have much time to train new employees but the Qualia training functions and Knowledge Base answer nearly every question a new employee has so it reduces the time that we have to spend on training new employees, which is vital for a small firm like we are. ### 24. The platform's intuitive layout and automation tools are real time-savers, especially when dealing with repetitive data entry, scheduling, and document management. I particularly appreciate the built-in communication channels that keep everyone on the same page—clients, real estate agents, and title agents—making it easy to streamline updates and collaborate in real-time. The educational aspect is significant compared to other closing portals I've used. It surpasses AIM, Resware, and Softpro. The e-signing component in documents is fantastic and easy-to-use. The Simplifile collaboration is immensely helpful. The proration of taxes, HOA dues, etc. is easier to maneuver and understand than with any other program I've used. 5 stars, highly recommend. **What do you dislike about Qualia?** Adding attachments to emails could be improved when pulling emails from multiple folders. I would also prefer to be able to add fees to the CD or ALTA directly, rather than by using the tabs for each individual section. **What problems is Qualia solving and how is that benefiting you?** Qualia helps us obtain seller info, payoffs, etc. before we even have commitments back. Granted, I work almost exclusively in very rural communities of 5,000 residents or fewer (I said rural and I meant it...) but our clients seem to be very pleased with Qualia and especially the Connect service. Connect makes us look like a much bigger company (3 title agents, 2 of whom are busy attorneys). The entire system is very intuitive and user-friendly, and helps us turn around orders quickly; order entry for existing clients is almost instant with their newest AI features - communication within orders also offers AI drafting that's surprisingly helpful. Education opportunities and support as to their latest features abound - my inbox is full of Qualia communications, and...I'm actually interested in them! All in all, I say Qualia is a home run! The marriage of title expertise and settlement knowledge is not an easy one, but...they make it work! **What do you dislike about Qualia?** Invoice management is not easy within the system - I think if we'd upgraded to use their reconciliation features, that complaint might disappear. Customer support has been a little difficult to wrangle at times, but they pivoted to a slightly different model with one regular contact to get us to the right department (instead of trying to figure out which department we need and looping in the most previous contact for an entirely different issue months later), and that has made a huge difference in satisfaction. **What problems is Qualia solving and how is that benefiting you?** I work at a very small office - as for title production, it's me, myself and I. I have oversight as far as settlement goes, and get support from attorneys at the law firm that owns the title company, but...it's just me. Qualia makes that possible. I handle 250-350 orders a year (orders range from title searches for a single property to hundreds of properties for the county tax sales), and Qualia can handle them all without a problem. I look like part of a much bigger company thanks to the ease of use, and communication features that Qualia offers. ### 32. We do not have to have 3rd party integrations to perform different features. We are able to automate so many tasks and message to our customers so they are kept in the loop throughout the process. The sytem will help pin point error within the system so you are not spending so much time hunting through trying to figure out why you do not balance. Very helpful tools all in one program and no additonal cost when new features are released. **What do you dislike about Qualia?** I wish that Core and Connect had a more seamless connection between to two programs. The Core progress tracker is one thing and the Connect progress tracker is completely different. The other thing I wish was more robust was the Calendar. We really want to use it but the functionality for an area that does multiple closings per file. We would love to see if work in a more similar fashion to the google calendar. **What problems is Qualia solving and how is that benefiting you?** We are able to enter new orders in quicker allowing our business to increase without having to hire more emplolyees. We are able to fund within the system and not have to go outside of the program very often. The easy of eSigning, MarketPlace, Shield, and Connect to help keep our system secure and order title services with a few clicks of the mouse. We have saved time on the little things. You don't think about all the wasted time when you are doing something that only takes a few moments but multiple that by 40+ files and that's a lot of time you could be using toward closing more transations or spending more time helping a customer. ### 37. This would be super helpful for 1099 reporting as well. **What problems is Qualia solving and how is that benefiting you?** We used to use Softpro and it was a henious experience. If we needed help with something preparing for a closing, sometimes they would take days to get back to use. That doesn't work with providing good customer service. I would never call support.
