PropTracer is a skip tracing and property owner intelligence software solution that helps real estate professionals find verified contact information for property owners across the United States. The platform aggregates property records, corporate ownership data, transaction history, mortgage data, and owner contact information into a single system, enabling users to identify property owners, uncover the principals behind LLCs and trusts, and build targeted prospect lists for outreach. PropTracer serves commercial real estate brokers, residential real estate agents, real estate investors, wholesalers, property managers, contractors, lenders, mortgage brokers, solar companies, insurance providers, and roofing contractors. Common use cases include cold calling property owners, direct mail campaigns, off-market acquisition sourcing, wholesale deal generation, commercial broker prospecting, residential agent farming, lender prospecting, and corporate ownership research for due diligence. The software is delivered as a cloud-based SaaS platform accessed through a web browser. Users search for property owners by address, owner name, or APN, and the system returns verified mobile phone numbers, landline numbers, email addresses, and mailing addresses for both residential and commercial property owners, along with ownership length and occupancy status. PropTracer includes a corporate ownership lookup that identifies the principals, registered agents, managers, and beneficial owners behind LLCs, trusts, holding companies, and shell corporations, with contact information for each individual decision-maker. The platform also provides map-based property search with parcel boundary visualization, satellite view, viewport-based filtering, and custom-drawn search areas across any US city, county, or state. For list building and lead generation, PropTracer offers an advanced filter system covering distressed property status (foreclosure, pre-foreclosure, auction, REO, tax lien, tax-delinquent owners), ownership type (absentee owner, out-of-state owner, corporate-owned, vacant, inherited, quit claim), investment profile (cash buyer, investor buyer, private lender), equity and mortgage data (free and clear, loan type, mortgage balance), property characteristics, transaction history, market status, and portfolio size. Users can also upload CSV or Excel lists of addresses for bulk skip tracing and export enriched results to CSV or API for integration with CRM platforms. PropTracer offers three subscription tiers with annual billing, all of which include unlimited property searches and unlimited exports. A 7-day free trial is available without a credit card.
